I had 8 roofers look at our roof 6 of them said it needed to be replaced. I had told all of them I had not idea how old the roof was and the people we bought the house from 9 years ago didn't know either. The new roof estimates ranged from $12 - 18,000. Being an engineer I did my own research on the roof too. Everything I could find on the Modified Bitumen roof said it should last 25-30 years with a little maintenance but when I did that research I was still operating on no knowledge of how old the roof was.
Mike and his team came up and took a look then told me how old the roof was, how long it should last and that all it needed was maintenance and gave me a quote that seemed almost too good to be true. Armed with that I went back to two of the other roofers that seemed to know flat roofs better than the others. When asked directly what they thought about doing maintenance both said that would work and they would quote this for me. One never quoted (which I read as it wasn't enough work to make it worth his while) and the other roofer agreed with this assessment but he want 50% more to do the same work and really wanted to up-sell me to a "coating" which would have been $10K.
Right after Mike was there I found a document that we got when we bought the house and I'd forgotten about. It was the receipt for when the roof was installed. Mike had guessed 12-15 years; the receipt said 13 years and 11 months from two owners precious to our buying the place.
This is a business that is fraught with cons and scams. Use these guy's they care and they are really honest.
