Home Warranty
They send their repair vendor who couldn't come for over a week and then deems unrepairable saying parts unavailable, yet they are. ALso BRHW only wants to pay out for 1 of the parts that failed and not the additional parts that were damaged by first part leaking. They want to pay me out for one part and labor not what it would cost to repair which would be over the maximum under the plan which is $600. BTW mine is a 10yr old Bosch that worked perfectly until Christmas eve. Never saw any water under the unit come out etc. This company is like all the rest of warranty companies - no better because they are local. Dont be fooled, they suck.

The technician was punctual and profficient, but the company itself has been very slow in working our replacement. 2 weeks later and a couple calls by us to check status, and we finally got information about the replacement yesterday.

When we purchased our 25 year old home in late summer 2012, our realtor suggested asking seller for Blue Ribbon Home Warranty and they agreed to provide it. The figure listed above for money spent is approximately what the seller paid. I was skeptical of home warranty outfits due to hearing all sorts of negative things, but thought it couldn't hurt when someone else was paying.
Our water heater quit working in December 2012 and I contacted Blue Ribbon at 10 pm. They had a technician call within 30 minutes, but his company was unable to work on the brand of water heater in the home. I called Blue Ribbon back right away and a second repair company contacted me, also after hours. The company came out and diagnosed an approximately $500 repair on the 10 year old unit the next day. Due to the age of the unit, they allowed us to apply the repair amount to a new water heater. The company that responded for Blue Ribbon was outstanding and there were no issues with installation or inspection.
A little over a month later, our forced air furnace croaked. I called Blue Ribbon and they had a company respond the next morning. The furnace was not repairable due to a cracked heat exchange. They had asked us to have the furnace cleaned and inspected when we purchased the home, and we had done so. Despite the furnace being 25 years old, Blue Ribbon honored their warranty and paid out their maximum amount toward installation of a new furnace. The amount didn't quite cover the work in full, but took care of 75% of what we would have had to pay. Once again, the company that responded and completed the installation did outstanding, competitively priced work.
Overall, I was shocked at the responsiveness of both Blue Ribbon and the companies they send out after all the negativity I've heard over the years.

Home Warranty
When we purchased our home we received a home warranty through Blue Ribbon Home Warranty, INC. We contacted this company on two different occasions due to leaking pipes and flooding. BUYER BE AWARE or POLICYHOLDER! They do NOT provide coverage outside your home and they do NOT cover pre-existing conditions.
We had to contact our insurance company and file a claim for damages and repairs.
Blue Ribbon Home Warranty, INC. is USELESS regardless of coverage plans.

As a Realtor, I'm always suggesting a home warranty plan to protect against major issues that might come up after our buyers purchase their home. Even if the major items like the water heater, furnace, central air system, etc. are tested they could always go out costing $3,000-to-$4,000 in repairs. There are about 40 other categories they cover too like plumbing leaks, electrical issues, etc.
Every buyer does a thorough inspection before purchasing their home. Many use professional inspectors. But even after these things look OK when they inspect they could break down sometime in the future without warning--- it's not the seller's fault or the buyer's negligence. I've been pleased to attest that Blue Ribbon has faithfully responded to every request from my clients, replacing furnaces, water heaters, fixing plumbing problems, and a myriad of other issues. I think they're probably one of the best I've suggested for my clients. I have used them myself and they fixed my central air system.
I would recommend them. They're a good idea for peace of mind.

Home Warranty
The warranty only covers one air conditioner, one furnace, and any plumbing below the sink. We purchased additional warranty coverage. We are sure that they cover these things in the contract. We just feel like after purchasing additional coverage this could have been made clearer. We would possibly use them again.
