About us
Terry C Design Services is a trade name registered with the State of Colorado since August, 2002 and renewed annually as a Residential design and plan drafting service provider. Owned and operated solely by Terry Carlson. Formerly Carlson Construction, a hands-on custom home design/build company registered in the State of Washington, 1985-2000. Residential design/build trades since 1975. Plans subject to submittal to building department review and approval for permit. Structural design may be referred to review and stamp by licensed engineer subject to engineer's fees. Single family residences and multi-family up to four unit buildings may be submitted clean for dept review. Over four unit buildings may require review and stamp by licensed Architect subject to architect's fees. Soils report and foundation design by licensed engineer may be required by local building practices to be onsite for initial inspection subject to engineer's fees. Design fees tiered by scope of work and based on framed floor sq ft and building complexity. Fixed or "not to exceed" fee proposed prior to work and subject to client's acceptance of concept presentation. 3D modeling and rendering of builder's existing plans available for marketing media. Site visits and consultation by request may be subject to hourly fees. Copy protection: Drawings are the proprietary work product of Terry C Design Services developed for limited exclusive use by the named client. Plans are subject to change without notice due to availability of materials and code changes. Use of drawings and concepts contained therein for other purposes and/or by others without written permission of Terry C Design Services is prohibited and may subject the user to claims for damages and infringement penalties. Plans designed by a builder for maximum efficiency in material, labor and trades cost. Buildings are pre-constructed in a 3D virtual environment to substantially reduce or eliminate costly construction change orders and errors before groundbreaking.
