While the tenant was living in the house and Nester Property Management did not have to do anything all was fine.  However, after the tenant left Nester did not withhold any funds for damages to the property including tenant obligations specified in the lease.  Also, while the property was up for lease Nester overpriced the property and refused to listen to me to lower the price.  The property was for rent for five months with not even an offer from a qualified tenant before I fired Nester.  After the tenants moved out there was dead grass and a dead tree even though it had been specified in the least the tenants had to water the yard even in the winter.  Nester did not get me an expert tree service opinion on whether the tree was alive or dead until I fired them.  But after they received the opinion the tree was dead and needed to be removed Nester did provide a check for the estimate to remove the tree and $250 for a new tree at their own expense.  The downside to that is that I now have to hassle with scheduling the work, etc., and I feel this is what Nester was paid for while they were collecting their percentage of the monthly rental.  Also, Nester refused to withhold any funds from the tenants deposit for carpet that smells of urine and other minor damages to the property.  And the front yard started to sink.  The neighbors told me the tenant would park their cars on the front lawn which probably lead to the front yard sinking.  Nester ignored my request the tenant pay to have the yard fixed.  Nester actually ignored anything I had to say about the condition of the property when the tenants moved out, the amount the property was listed for and just about anything else I had to say.  Carol Nester would always call back if I left her a voice mail or take my call.  She was just completely unresponsive to anything I had to say.  I would not use this provider again.

The property manager called and asked if I could lower the rent for my current tenants. I did the first time, but not the second time. So, the renters took toilet paper and stuffed the drains. They smoked in my house, dog urine in every room. There were burn holes in the carpet. Vinyl flooring was cut, and tile was chipped. When I returned, the lawn was all dirt and the house was a disaster. The gutters were overflowing with leaves, and it was dirty. There were some things in the contract that were promised by the property manager they did not follow through with.

My distrust and hatred of real estate agents is well documented. The industry and those in it deserve a lashing for the mess they've created. However, even with such a jaded perspective, I've come to not only appreciate what Carol Nester has done for us during the process of purchasing a house, but she is one that I can truly believe has earned her commission. Not only was she an expert in the area and current trends in the market, she was an excellent resource for rental information and trends because of her property management business. My wife and I travel for work and Carol was quick to respond and accommodate our schedule to view homes. She also has a knack for working with other agents and speaking appropriately on our behalf. She was able to get our offer accepted in a competitive bidding process for a highly desirable home. Carol will now also handle the management of the property.
