John Bown was on time, very punctual, seemed very nice. When the report came, the numbers were very low and had inaccurate information. In his report, he had 2 homes that were foreclosures as comps, 2 other homes that were "active", meaning the homes were for sale and not sold, and one home that was in a different area (Elbert) when the subject property was in Black Forest. This is like comparing a home in Briargate to one in central downtown, it should not have been added as there's no value to doing that. There were more than enough "regular" sale comps in my area within a 2 mile radius the he chose to overlook and not use. In all of the properties he used as comps, the distance from the subject property were off by 1 mile to almost 3 1/2 miles. There were a lot of inaccurate information. I filed a DORA compaint against him, still pending. If you have him as your appraiser, do not use him. He might be good for an appraisal in Briar gate, but not in Black Forest. He was more concerned with the inside than the actual amenities of the property, i.e. fenced property, circular driveway, 2 porches, horse area, location, etc. In Briargate where every house looks the same, you do have to compare the inside of the house, but in Black Forest, you have to look at the BIG picture..
