Over the course of the next 2 hours he inspected the attic, bedrooms, bathrooms, electrical, plumbing, exterior, and heating system. He located: settling on concrete slabs in driveway and sidewalk to front porch; broken seals on all the home's double paned windows but one; wood rot/deterioration on the ledger board for the back deck, a loose nut on exterior water spigot; missing downspout extensions; filters not attached properly in the gable vent in the attic; improper wiring and non-sealed holes in the garage fire wall and pet door opening in the garage fire door; mising electrical outlet cover in the basement; a loose nut on the waste disposal; standing water in the sump pit; loose toilet bowl floor anchor bolts; slow draining bath tubs; non-functioning GFCI breakers in the bathrooms; missing fire egress ladders in the basement window wells; improper filters and possible maintenance issues on the forced air gas furnace.
Tyler, my inspector, came prepared. He had already researched the property. As a result he was able to identify missing building permits for a basement finish, back deck installation and water heater installation.
He was professional, informative and very very thorough and documented and photographed everything he found. My son followed him around his inspection and he answered his questions.
Before he left the initial inspection, he provided a printed summary of the issues he located as well as a notebook for the summary and subsequent full report. Within 24 hours, we received via email a 34 page report including the photographs.
AmeriSpec returned 48 hours later and retrieved their digital Radon test equipment. Before the end of business that day, I received a report that the radon concentration exceeded EPA standards.
Because of this thorough inspection, I now have my eyes wide open before I close on a prospective new home. I would use AmeiSpec Home Inspection services again in a heartbeat.
Once we moved into this house, we found so many defects. I know the standard inspection cannot
catch every problem, just like we couldn't see or hear all the issues until we moved in and had been here for awhile.
I contacted Mr. Pyne twice to tell him of some issues and asked for his help. He said he would come out and have a look.
This happened twice and he never got back to me. I am late in submiitting this, but our new dream home is a nightmare
with ongoing issues.

Issues found at the time of the inspection were reported, it is the responsibility of the client to purchase the home and seek professionals to repair the issues found during the inspection or not purchase the home based on the inspection report. We attempt to give the client a comprehensive, clear-cut, unbiased view of the property. The purpose of this inspection is to identify 'MAJOR' problems associated with the property being purchased or sold, although minor items may also be mentioned. Areas that may be of concern to us may not be of concern to the client and some items, which may be of concern to the client, may be considered minor to us. Therefore, it is advisable to read the entire report. Where repairs or replacements are suggested, we recommend licensed professionals in that field be called upon to make those repairs. In this instance, the issues were report immediately to the builder for resolution. Contact attempts to advise of such were made within days of the complaint."
