We had concerns about ability to sell our home quickly in the sluggish real estate market.  Debra met with us and suggested areas where we could make improvements to our home (with little out of pocket cost) that would help preparing the home for the market.  Taking Debra's knowledge and expertise seriously, we made most, if not all of the modifications suggested.  Debra has a great eye for how to present the house well for the photographer and what to focus on for the MLS listing.

We had listed it right as the economy tanked and while we had received several offers we had failed inspection a few times, spent thousands fixing items and then putting the house back on the market. When Debra came onto the scene our home had been listed for 16 months already. We really liked her negotiating skills and quiet sense of assuredness. We again got an offer right away and found a major structural problem which needed repaired to the tune of almost $60k not covered by insurance. She helped us find contractors and work through the process. When we went back on the market the next buyers asked for all new windows. She always encouraged us to negotiate instead of just telling them to go jump. Finally after many offers, and contracts and inspecations we finally sold the home. It is very difficult to sell a home that has been on the market for a long time and that has had many many deals fall through without cutting the price to the bone. With careful and targeted updates and preparation and Debra's savvy negotiating skills we were able to sell the house for a good price after over 2 years on and off the market. I highly recommend Debra because she knows how to stand her ground for you and be strong without turning it into a p****** contest which alienates the other side. She is a true master of creating a win/win scenario in real estate and this is not a common quality. She is also very good at making sure the home is priced right and prepared properly which are key to selling fast.

Debra has been the most professional and best realtor we have ever had, and we have bought/sold several properties with other realtors. She would contact interested parties in order to get back up offers on our homes even once we had an offer. Having other offers certainly helped a lot when it came time for the inspection resolutions. Debra always looked out for our best interests and we knew she was never just trying to sell our home quickly to turn it. She always worked for the best deal for us. I would highly recommend her!

I've known Debra Hensen for about 4 years now. In July and August of 2009, we were very fortunate to work with Debra to help us find a new house in Boulder. We were moving from Lafayette, CO at the time. She was patient, diligent and knowledgable in the Boulder Real Estate market. In the end, we decide to fulfill a purchase option on a home that we were already leasing. Before and since our 2009 house search, I've worked with Debra and her clients in the moving company I own.
