He was very professional, and gave me the feeling that *we* were inspecting the property, not just him. He was quite helpful in getting me familiar with each item he placed in the report. He also gave me, where appropriate, advice on replacement or repair, in case we bought the property. His knowledge of everything "house" was impressive.
He started by placing the radon detector in the basement, and told the owner about keeping windows shut, etc, and that they'd be back in a few days to get it. Then we started outside together, and then inside (he removed his shoes!) starting at the basement and working up to the attic. His attention to detail bordered on OCD.
Of course, I didn't go in the unfloored attic, or crawl into the crawlspace, like he did.
The inspection was started at 12 noon, finished in a couple hours, and the PDF report, completely with photographs of
every commented item, was in my email the very same evening.
The sewer scope and radon test results were available the same day they were performed, likewise. Awesome.
Now that we're in the last week of escrow, it looks as though we'll be buying the house, and my honey-do list is about a year long. Thanks a lot, Luke! ;-)
Word to the wise, if you want to hate your house, have a professional inspection done. :-)
Set up an appointment. Received a confirmation email with the inspectors name. Inspector showed up on time and was courteous, professional, polite and detailed. Couldn't have asked for a better experience.
Was promised a report by end of day and that's exactly what I got. Good detail and photos.
While the typical nit-pick list was generated, some pretty big and obvious things were missed.
These include:
* Large holes in the roof flashing around HVAC coming into the house. We had a roofer come out to repair and he clearly showed us the holes in the flashing. There were actual holes in the flashing that were quite visible once we had a real roof inspection done.
* Boiler valves are leaking water constantly causing heat to run non-stop in some zones and will not run in other zones. This was very obvious once we were in the house. It shows that some zones were simply not tested. I understand boilers are more complicated, but I was able to figure out pretty quick there was a problem here.
* Dry rot on our deck, leading to a full replacement of the deck. I know there were problems of this in the neighborhood and even mentioned it, but it was missed. I found it simply walking down the stair and a visual inspection with my finger.
So again, inspection is a tough gig and its easy to blamed for simple things, but that's kinda the business you decide to go in and these feel like things that should have been noticed.

The inspector missed a bowed and cracked foundation wall during the inspection of the house that we were considering purchasing. The issue was visible at the time of the inspection but he just missed it. A painter noticed it shortly after we purchased the house. I contacted Scott again and their inspector came back out and documented the problem. The repairs were very expensive, thousands of dollars. However, Scott requires customers to sign a waiver of liability before any services are performed (standard in the industry, I'm sure) and when we contacted them about the inspector's failure to find this basic structural problem during the inspection, they refused to accept any responsibility. All we have received are denials of responsibility through their attorney. We have had no direct contact from the owners. At this point, through the attorney they have offered to refund the fee.
It's very frustrating that a company will charge a fee to provide a service that they know customers will rely upon to make a major purchase, but they will take no responsibility for providing a service that is of minimum competence. Structural integrity of the foundation walls should be an element that is first on the list of major items to inspect thoroughly. A bulge and crack on the interior of the finished wall and a crack in the unfinished basement wall should not be overlooked by an inspector who is supposed to be certified in these matters. I understand that anyone can make a mistake. If they had at least been willing to acknowledge their error and work with us after the problem was discovered, I probably would not be writing this review. As it is, I think that both the initial service and their after service business practices are extremely poor.
I would not recommend Scott Home Inspections to anyone.
"We would like to provide a brief response to this review, to help clarify the situation and provide our comments. First off this client did have interaction with the owner of the company when she initially scheduled the home inspection. At that time she mentioned some concerns with foundation areas, and we specifically mentioned that we are not structural engineers and that we advised her to have a structural engineer evaluate the home prior to purchase, if her concerns were related to structural items. Secondly, when they initially called us after purchase of the home and mentioned concerns with structural items, we immediately responded and sent our original inspector to the home to review things and advise them. At that time, our inspector observed their concerns and told them that in our opinion these items were not visible at the time of the inspection, potentially highlighting that something had occurred afterwards. What she also fails to mention is that her husband is an attorney, and rather than attempt to work with us to resolve the concerns, he sent us a very legal letter threatening action against us. At that point we had no choice but to hire our own attorney to respond to his letter from a legal standpoint. It is very unfortunate that this occurred, but we are certainly not lawyers and could not respond to his legal inquiry. As a home inspection company, we cannot accept unlimited liability for any concern that comes up after an inspection. The fee paid is to provide an opinion as to the condition of the home at the time of the inspection. We are not providing a warranty or a guarantee, and this client signed an agreement with us prior to the inspection stating we would refund their fee in the event of a dispute, which is exactly what we offered to them. It is very unfortunate that this issue occurred, but in our opinion the issue was not observable at the time of the inspection, and we made every effort to resolve this with the client and provide our support to her. When a legal path to resolution was chosen by her and her attorney husband, we had to hire an attorney to respond to their complaint."
Todd did a great job with answering all of our questions, providing general advice and maintenance tips all while being friendly and affable. Not only did he show up early but was willing to investigate any little concern we had.
I would recommend Scott Home Inspection to anyone!
We received a very detailed report later that day outlining potential problems and maintenance issues that need to be corrected prior to purchasing the home.
