On 10/10/2014, while preparing to purchase my first home, I received a home inspection from A Happy House Home Inspection LLC. In the report I received for this inspection A Happy House Home Inspection LLC indicated that the "Approximate age of furnace:" was 2004 (10 years old). Additionally, in the report A Happy House Home Inspection LLC indicated that the “Approximate age of Hot Water Heater:” was 2007 (7 years old) I recently put the house back on the market and In November of 2016 I received an inspection report from a potential buyer. In the potential buyer's inspection report it indicated that the furnace was 37+ years old. Due to the discrepancy in reports I had a handful of HVAC professionals come out and confirm the age of the furnace. The furnace is in fact from 1979 and not from 2004 as A Happy House LLC indicated on my report. The age of the furnace is identified via the serial number on the side of the unit. I, an unlicensed HVAC professional, was able to take a picture of the serial number, google it, and determine the age of the appliance. In the buyers inspection report it also indicated that the Hot Water Heater was from 2000 (not from 2007 as indicated in my original report). The gap in age is not as drastic as the furnace and it may fall within the realm of approximation. However, it should be noted that the age of the hot water is also identified by a serial number. The serial number is on the side of the hot water heater. Once again I, an unlicensed and untrained individual, was able to look at the serial number and get on the internet to determine the exact age of the hot water heater. When confronted with the discrepancies the owner (who also happens to be the individual who conducted my inspection), Hans Coleman, refused to take ownership of his error. Rather, he pointed me to the generic language placed in the report to cover the inspector in the event of unseen issues. The generic language reads “Even though the unit is working fine at the inspection. I recommend you get a heating company to come and check and service.” The question I leave you with is “If you can’t trust A Happy House LLC to correctly read the serial number of a major appliance why would you trust anything in their report?” Also, anecdotally I should note that I’m also having to repair a break in my sewer line. I cannot confirm whether or not the break existed when A Happy House LLC performed the sewer scope as I cannot locate the video provided by A Happy House LLC. However, based on the accuracy of other items in the report I suspect there may have been indications of a break back in 2014 when I purchased the home. We hired home inspector Hans Coleman to inspect a 100+ year home that we purchased. Hans was willing to work on a Saturday, which was helpful in allowing us to be present for the entire inspection. He was very thorough and was able to do a general home inspection, radon test, and sewer scoping without using a second subcontractor. He walked through everything in his report, then provided a digital copy with photos and video the next day. Hans was also available for questions that we had when deciding which repairs we brought to the seller's attention.
