Feeling confident with those references, I asked Jeff to look at a house in East Sac for me. It was a beautiful remodel with extensive changes that made it look great. I naively assumed from all the care and detail they put into the inside of the house that the structure would be in good shape as well. Was I wrong. After Jeff's inspection revealed numerous problems with the plumbing (very low hot water flow that took a long time to get to the bathrooms and kitchen, despite the hot water heater being right next to the kitchen), chimney (Jeff's screwdriver went right through the mortar), electrical (had new wiring, but old knoband tube wiring was still in the attic), abandoned gas line not capped, trees touching the brand new addition gutters/roof, and an aging roof (despite a 2-year certification the seller obtained), I had specialists come out to give me estimates.
The plumber said it would cost almost $4000 to make it livable and safe (for example, the drainage system was the wrong grade and was about to fail - and, he estimated it would cost an additional $3000 in clean up if it did stop working before I was able to fix it properly). The plumber also said that it would be another $3000 to get the hot water heater set up the way I wanted it (and that followed code - the laundry gas line was also rigged inappropriately directly to the hot water heater gas supply). The roofer said there were three layers of shingles on the roof (should only have two max) and that it needed to be repaired ASAP to the tune of $6800. After those two estimates came in indicating immediate move-in costs of almost $13,000, I canceled the rest of the estimates and the contract. (This first inspection Jeff did was $400.)
I was fortunate to find another house soon thereafter. Learning from my previous mistake, I picked a beautiful house that also looked like it was in great shape structurally. Luckily, it was. The sellers already had done their own inspection, but I still had Jeff come out as well. He charged $375 (slab foundation/no crawl space) and found a few things that the other inspector had not mentioned.
What I really liked about Jeff is that he took the time to explain basic home structure and maintenance to me, such as why drainage matters so much for a foundation, why GFI is important, etc. He not only inspected the house and wrote an amazing report with lots of pictures, he educated me along the way which will help me so much in the future. And, he did it in a very supportive and appropriate way - I didn't feel foolish for not already knowing these things. I can say with confidence that what Jeff taught me during that first house inspection helped me figure out what to look for (and avoid) when I went house hunting the second time. It also made me appreciate my new house so much more!
From my experiences, Jeff is extremely thorough, knowledgeable, caring, professional and has a great eye for detail. He's also very customer service oriented, answering my emails and even some questions from my dad. I really feel lucky to have found him and had him as my inspector on both of those houses. I am confident in his work and would absolutely use him again.
