Because this was an older home and because there was obvious damage to the inflicted by a former tenant, we decided to have the house professionally inspected prior to starting the repair work.
Chris was awesome! He arrived on time, was very professional and thorough. He inspected inside the house, the entire crawl space, the perimeter and roof. He provided verbal feedback as he worked, addressed each of our questions and concerns and, within a day, followed up with a comprehensive and detailed report of his findings. He was a delight to work with and we'd hire him again in a heartbeat.
At the end of the on-site inspection he showed us all the pictures he had taken and described exactly what he'd found. He provided very sound context for all of his findings, described the kind of follow-up inspections that he would suggest to further investigate some of the items he'd noticed, and answered all of our questions.
The written report was turned around in less than a day and we were very happy with the result. It's clear that Chris takes a lot of pride in his work and is concerned with providing the best outcome for potential homebuyers. A-plus!
On the day of our appointment Chris was right on time. He was very thorough and really made us feel comfortable with the process and that he would leave and quot;no stone unturnedand quot;. He was very focused and attentive when speaking to us throughout the inspection and he was also very willing to answer any questions we had about things we saw that were not sure about (e.g. rusty areas, wood damage, etc.). He was very open to having us point out things also and was not dismissive of our concerns. He seemed very knowledgeable in all areas.
Last but not least, Chris turned around our inspection report in less than 24 hours which we found quite amazing. It was a very, very thorough report with great descriptions to accompany the many pictures.
We would definitely recommend Chris and Susan to anyone needing a home inspection.

For example, the front door not latching properly and no angle stops under the master bathroom sink. Please understand that there are other items on your list that were not missed. Testing water shut-off valves, for example, is specifically excluded per CREIA and ASHI standards, and there are pictures of the garage vehicle door in-tact with no tear in the metal. He was patient with me, even though I I was very familiar with the home layout and have some knowledge of home repair, as I peppered him with random questions. He seemed very knowledgeable and found some smaller items which I didn't notice. In addition, I like the way he provided the summary of the inspection in the report by combing photos with captions and the details. The report and the email provided some valuable information for me to consider as we finalize the home purchase. I would recommend Chris and Imperial Home Inspection.

We are first time buyers and throughout the whole home buying process we did quite a bit of research, both on the internet and by watching various and quot;reality showsand quot; on TV. We were nervous and questioned many of the decisions we made. But I think one of the most difficult was which inspector to choose, particularly after watching shows like Holmes Inspection, a truly nightmare inducing horror story of what can go wrong if you have a bad inspector.
So after reading all of the reviews and phone call interviews to multiple inspectors, we decided on Chris Lowe at Imperial Home Inspection and we think that it was one of the single best decisions we've made so far, and have had no second thoughts about it at all. Here is some detail about the inspection.
The day of the inspection didn't start off great for my wife and I, we ended up being about 10 minutes late for the appointment, which is something that we try to never do, but it happened this day of all days. When we got there Chris was already there with our realtor, and he had already started on the exterior of the house. We walked over to where he was and made our introductions, then Chris asked us if we had any questions for him or any particular areas of concern before he continued with the inspection. We talked with him about a few things that concerned us, then he read the owners disclosure report that we had received a few days earlier. Then he resumed the inspection, I asked him if he minded if I followed him around, he said not at all. As he came across things that were notable, he took a picture or two, made a note into a voice recorder, and entered information into a laptop. Then he took time to explain to me what he saw, what the issue or possible issue was, and answered any questions I had right on the spot.
He checked everything, inside and out from the water heater to the AC unit to the heating unit, electrical system, plumbing, and appliances and more, patiently explaining and answering questions the whole time. The house is on a concrete foundation so there was no crawling under it, but I have no doubt that if it was raised he would have. He went up into the attic crawlspace and crawled from end to end, I know this because I went to the top of the ladder and stuck my head inside to see for myself how good (or bad) it looked up there. He even called out any issues he saw while up there, which surprised me because of the tight space and the fact that he was wearing a respirator. He also went up onto the roof to check it out (it was one of our extra concerns given the age of the roof). The reason that I'm making a special note about him getting on the roof is because it is a two story house and the roof has a very steep pitch so I thought that he might just do what I've read that a number of inspectors do and just look at it from the top of the ladder or worse from the ground, but he went all the way up onto it and took many pictures for us.
After he was finished with the inspection he loaded the pictures onto his laptop and went over everything again with my wife and our realtor, going picture by picture and explaining everything to us again, because I was the only one that followed him around the whole time, they took breaks so didn't see everything the first time. When he was done we paid him which was a simple process because he has a credit card reader that attaches to his phone.
When all was said and done we were surprised to see that four hours had passed, he really took his time and we never felt that he rushed at any point. We thanked him and he said that we would receive the report via email the next day, and he was true to his word because we did. The report was easy to read and understand and it stated that we should call if we had any questions. There were a few questions that we came up with after having time to think about the things we talked about during the inspection and after reading the report, so we called and left a message with Susan. She told us that if he wasn't in the middle of an inspection he would call us right back, and if he was he would call us as soon as he was available. He got back to us quickly and answered all of our questions with the same kindness and professionalism that he had the previous day.
I highly recommend Chris for anybody looking for a great home inspector, I realize that this is a long review, but I just wanted to make sure that the point came across that our experience with him was A+ across the board.Anyway, Chris was great. He is genuinely passionate about his work, and handled our consistent questions and pestering with enthusiasm. Like all the other reviews say, he was very patient, and explained everything we wanted to know. After the inspection he walked through all of the findings with us, and helped us understand the seriousness of all the items he found. The report was written well, included photos and clearly labeled the items that were a hazard vs. recommendations. He spent a lot of time with my husband explaining how the electrical, water heater and HVAC system works, which was great, since this is our first home. He also recommended ways that we can improve the home. For example, he provided some great feedback on how we can improve attic ventilation to save significantly on energy costs (fans and more insulation). This was great because we would not have thought of doing these things without his recommendation (again, first-time home buyer naivety).
Overall, I would recommend Chris to anyone needing a home inspection.
