  • I hired them to do property management services for my apartment units in Los Angeles beginning in November 2013.  I'd been handling these units myself for ten years prior so I just wanted to take the burden off of myself by having competent people handle rent collection, maintenance and rentals.
  • Do not use this company if you are looking for property management, unless you want to do all the work you are paying them to do.  I own a four-plex in Los Angeles and despite reading some negative reviews of the company on Yelp, which were mostly tenant reviews, I hired them.  Over the next few months, they really didn't follow through on the things I'd indicated were very important to me (like handling two resistant tenants with "unauthorized" pets pay a pet deposit, pretty simple).  I had to continue to call the office and was told each time that they would take care of it, but there was no follow through.  They posted 3-day notices and then never took action.  I ended up having to work with the tenants myself, which is exactly what I wanted to avoid when I hired a property management company.  


    There were many incidents like this so when I finally complained three months later in a mildly whiny email, the owner, Shandra, immediately terminated my contract!  I had also forwarded her an email from a tenant who told me they were really dragging their feet on renting out a unit where my tenant would be responsible for the lease until they found someone. They had the tenant doing a lot of the work to rent out the unit (too much work for a tenant to be doing, in my estimation) and I forwarded it to Chandra so she would know about the complaint.  I was totally shocked by the response.  Since I was out of town at the time, they continued to collect the rent for the next month.  On my next statement (which took three calls to get) I noticed one tenant had paid very late for the prior two months.  When I spoke to the office manager about it and I asked why the late fee wasn't on the statement, she replied, "The tenant told me she doesn't pay a late fee."  When I asked why she never called me to verify, she apologized and told me she should have.  At the end of my dealings with them, I requested that I be refunded my deposit plus the $100 worth of late fees the office never collected.  No response, at all.  No phone call, no email, nothing.  If they had honored my request, or even responded with some justification, I would not be writing this review.
     
    If you want someone else to deal with the hassles of renting, don't use this company.
