Traditional Tile Roofing - Install or Replace
Yes, I recommend this pro
We hired reliable roofing to replace the underlayment and damaged plywood on our tile roof. Below are the pros and cons of our experience. Pros The roofers did a good job replacing the underpayment and retiling the entire roof Cons Customer service was not good with communication and informing us of status on the job and what days the workers were coming out. We would wake up at 8am to banging on the roof that is how we found out when the workers were coming. Roofers did not clean up well. We had to clean up food, water bottles, nails and debris every-time they finish work on the roof for the day Roofers in nailing in roof created holes in the interior walls of the home and chipped wall around our skylight in our roof, however they did plaster the chips and holes, but we will have to paint it ourselves. They did not find the exact color matching tile so my roof is now two different colors Management will gouge pricing then renegotiate lower pricing and will state if you are a return customer you will get a discount however when trying to use them again to be honored that return customer discount, they priced me well over competitors for the same work, so no discount was provided. I would give them a C for lack of customer service and pricing, however the roof work outside of the tiles not matching was good.

Great job, the workers work to a high standard. Done in a timely manner with no inconveniece to the household. The folks in the office are very helpful. The only reason it was not 5 stars across the board was that the daily communication of the schedule and inspections could have been better, I have communicated this to the company so Im sure it is work in progress. I love the new roof and actually am looking forward to the first rain, if you need a high quality roof done in a timely manner these are your guys. Tahnk You

Flat, Foam, or Single Ply Roofing - Install or Replace
Reliable Roofing - 1 Star because 0 was not an option - They made really good sales pitch, I knew the cost would be a bit high because of the materials I requested. My project was about 900 sq ft of flat roof that merged with a shingle roof. After Contracting I had constant problems with them, regarding workmanship, cost, and schedule. Open signing an agreement, they did not ask but went on the roof and cut several big strips out of the existing roofing and took some photos. Other Examples: - When I wanted to think about it, possibly get more quotes, they offered me a significantly reduced cost (~30%) because **Another project in the neighborhood would allow share of crew and equipment** (I had to sign a waiver of 3-day cancellation to get the lower cost) - They found reasons to raise the cost almost 50% early into the project. They allowed 15% for decking, etc but said I needed way more. - Said they be done in about 6-8 days (True but spread out a month before completion) - Workmanship: Nailheads left sticking up from decking, decking placed over bent over nails, damaged eaves they corrected using putty or **bondo**. I am not sure how much of that they would have corrected if I had not called the Company Lead and complained. - Worker walking all over the other parts of the roof not being worked on, storing tools and materials on it. I ask several times for this not to happen for fear of damage. They offered a 30-year warranty on a flat roof. I voiced concerns early on about the merging of flat roof into shingled roof. They assured me **Their methods are sound, there will be no problem, besides I have a warranty**. The point where the flat roof merged with the shingle roof failed during a wind/rain storm causing extensive interior damage to the house. They refused to honor a warranty saying **It was for the Flat Roof Only, not the shingled part**. which they had to modify to merge the flat covering under) We had no recourse but to file Home Owners insurance claim. The Insurance Inspector agrees their work was a problem. I am hoping they will help me with Subrogation. After my experience, I would never recommend Reliable Roofing.

My original roofing contract came to $22,000, including **free** gutters. After stripping all old underlayment and shingles, field rep **reliable** Paul and his **reliable** wood framer (14yrs experience) inspected the demo/clean-up and discovered my roof needed another THIRTEEN THOUSAND DOLLARS in wood deck replacement. They pressured me into an addendum contract so roof would meet warranty specs and they were even kind enough to offer Synchrony financing at a 25+% interest rate. Being efficient pros, they managed to **arrange** a last-minute crew to start the wood removal the next morning, less than twelve hours away. After they left, I took my retired and disabled half-blind body up on the roof and walked the decking from edge to edge to check framing stability. I immediately called **reliable** paul and sam and emailed them to inform them I was cancelling the woodwork, in line with Californias 3-day contractor cancellation policy. I suspected if **reliable** showed up and pulled so much as a nail, I would be screwed. I told them I was getting an outside inspector to confirm the work was needed and when Sam and Paul resisted my suggestion of a second opinion, I knew they were running a scam. An honest broker would be happy to have an outside expert confirm their claims. Paul said they could not leave the roof exposed, so they would shingle according to the original contract and my warranty would indeed be honored. I immediately reached out to contacts in the Simi Valley City Hall who expedited the framing inspection to happen the next day. Building and Safety agreed with my suspicions that something was fishy. It took less than three hours and a couple of **reliable** workers with a chop saw to render the actual wood repairs needed to pass the city inspection. Imagine that! Currently, I am supplying contract documentation, phone records and photographs of the entire job from demo to finish to multiple law enforcement, contractors licensing, and consumer fraud bureaus. Since this **alleged** fraud was discovered mid-job, photographs of vehicles and individuals showing up on the site have also been provided. The Wheels Of Justice grind slowly, but I do hear they grind... Sometimes in favor of targeted groups like seniors, minorities, and the disabled. Stay tuned... Sears was caught by the Bureau of Automotive Repair (BAR) years ago for telling customers they needed auto parts or service they did not and charged many consumers for parts and labor that were never delivered. Sears paid huge fines to the government and their automotive repair division never recovered. My last comment is about HomeAdvisor... I have been using the HA contractor service to prescreen everything from plumbers to fence-builders for years and if **Reliable Roofing** is any indication of the quality of their screening and research abilities, I am sorely disappointed and doubt I will ever return. (UN) Reliable Roofing was the first and highest rated contractor HomeAdvisor provided to me for roofing quotes. Whats up with that, HomeAdvisor? Such a thing as **guilt through association** does exist. Beware, fellow consumers... Smooth talkers could just be greasy. Trust your instincts and when you hire a contractor, always get a second opinion when they come with **add-ons**

We were asked (by Reliable Roofing)to rate our project manager, Paul Yedalyan. Although we liked him very much, the following things took place while he was the project manager: 10/7/20 Day 1- Our foreman, Tony, was present today, but we never saw him again until about one month later. 10/9 - After the demo, Reliable Roofing canceled their inspection, leaving us to pick up at least 45 nails on/near our driveway. We had several broken plants, and found 80-100 nails in the next two days, 10/19 -damaged (dented) our stainless steel barbecue shelf, and cover, and several damaged plants on the backyard porch because workers did not move them. 10/21 - Electrical lines to the house were put back in the wrong placeâ ¦..protruding through our porch overhang Shingles were missing above our deck when the roof was deemed **finished** Nails were coming through the eaves above our deck and back bathroom. Workmen finally came on October 27 to repair the eaves by hammering nails up instead of cutting them off and repairing the splintered wood. Neither person spoke English, and they left because they could not understand what we were asking them to do. 10/30 - project manager Paul was supposed to come by with the workmen to finish everything. Nobody came. Nov 4 - An attic inspection by our heating and air-conditioning company revealed that roofers broke the combustion pipe by forcing it down under the roof. That pipe allowed CARBON MONOXIDE to flow out into our attic when the heat was on... which could have killed us, had it gone undetected. When asked to reimburse us, Reliable Roofing would not pay for the $85 inspection/repair bill. Nov 9 - The workman who came to finish the work under the eaves, forgot to paint the exterior of the combustion pipe, and left behind grease from his truck in our driveway. Nov 12 We had an appointment with Greg for final inspection/completion by Reliable Roofing...He did not make it and we had to reschedule. We were told by project manager Paul that all workers were certified professionals, yet we found vast inconsistencies with the workmanship. Even though we had a project manager and a foreman, we had to keep track of what needed to be done on a regular basis, for the over one month that it took to complete the roof. Had we not had an attic inspection, we could have died from carbon monoxide poisoning! We gave Reliable Roofing the opportunity to pay the bill for the broken pipe in the attic, for a kinder review. Patty, in customer service, never responded. So, there you have it.

Andy, the project manager, was great - very responsive. They took care of a couple of related things outside the scope at no additional cost, which is appreciated. Some late project details needed a lot of follow up to finish. Sales pitch was a little high pressure, so I'm not sure I got the best deal, but that was my fault for not doing thorough due diligence. I am well satisfied with the work though.

The roof looks good, but overpriced in my opinion. I will say, the quality of the material and the warranty sold us on this project, and that is the reason for 3 stars on the value. We had a project manager(Gio) who we only saw once after the contract was signed and that was the day he and Greg inspected the roof after tear-off and Greg told me my roof would never pass inspection in its current condition. He suggested at a minimum I cover the existing wood with another layer at a cost of $22k. He said the 2 room additions looked like they were done without permits and asked me if I had built them myself. Finally, he said the garage rafters were not properly spaced and the inspector may require the entire roof to be rebuilt. He even implied the garage was not part of the original construction of the home. Needless to say, I called BS. I told him the same inspector that signed off on the room addition permits would be signing off on the roof. Greg said it was a roll of the dice for me to pass inspection without at least covering the roof with more wood. I said they could do the 15% wood replacement, but I wasn't paying anymore$$. Let's roll the dice. The inspector came, spent a couple of minutes on the roof, said it looks good, and signed the permit. As I said, I never really saw the project manager (Gio). If I wanted to know about scheduling so I could move cars etc, or when I had concerns about the quality of work(which I did), I had to call or text him with pics. He would eventually get back to me. Finally, I was told I would be given a receipt for the permit fee when I made the final payment. I was told this by Gio's partner Paul, who was with him the day we signed the contract. Paul said this was because every city has its own fee prices so they didn't know what it would be until they pulled it. When Jeff came to collect the final payment, he said the fee was $600, but he did not have a receipt. The cost seemed reasonable, so I paid the final payment and permit fee with a promise from Jeff that I would receive the receipt for the permit. Needless to say, I have not received my receipt. I contacted Gio and the company with no response. P.S. Just for laughs, I called the city and asked how much the permit was and they said it was $539 and change. This is no surprise.

High pressure sales, not sure if I got a good price or not, they use high sales techniques to make you feel you have to sign now. The work was done in a timely manner, the quality of the work was good the price was high. Bottom line be sure to get several quotes.

It would have been nice to have been given a more detailed timeline of the work and the steps when each one would be accomplished. The people were very polite. The workers who did the demo worked very fast but they clogged the plumbing ventilation pipes that go to the bathroom. It cost me 385 dollars to get thme unclogged.

They did a sloppy job, left at least 1 inch nails come through the wood did not conceal them. Roof liners are coming through my skylight. They took off then paint on the side of the house when they pulled the old roof off and left it unpainted. All the nails came through the garage, dirt and debris where left behind . They do not follow up and answer your calls to repair and help with your concerns. They ignore your calls to the office. Been trying to get someone to come out and fix their mistakes for the last month. No one has even returned my calls. Once you pay you are no longer contacted. This has been the worst experience I have ever had with a company so big. I am very very disappointed. Paying $43,000.00 you should receive better customer service. I would never recommend this company to anyone !!!

The project is not completed. My understanding is the city is dragging their feet on having inspectors come out. Could use some project management training.
