Job Site Management and Project coordination: Maintain a clean, safe and secured job site with extra attention to quality control. Interact and coordinate all project documents and requirements with design consultants, subcontractors and employees to perform and complete all contract obligations. Schedule Prepare and maintain the project schedule. Revise and distribute copies to all parties. Schedule and coordinate all material, labor and subcontractors to meet or exceed the schedule. Contracts Maintain a complete organized file including all Prime and signed sub-contractor agreements. Up date and keep current every file with copies of all communications, RFIs, changes…etc Plans and Specs Maintain in an organized and an efficient manner, all Drawings, Specs, Addenda, Changes, directives, shop drawings and other modifications, in good order and marked currently to indicate change in plans or specs. Shop Drawings. Maintain and manage a quality set of all shop drawings and submittals. Coordinate all drawings and submittals with all other contract documents, drawings, details so as to insure no conflicts during production. As-Built From the beginning of the project, document, up-date and maintain an accurate set of as-built. Weekly meeting Through weekly meeting with owners, architect and engineer we insure our progress is on tract according to the plan and schedule. Prepare meeting punch list and see involved parties complete their part in a timely manner. Close-Out Prepare a Project Close Out Package. The package is to include a subcontractor list with phone numbers and contact information for all parties that provided any labor, material or service to the project. The package is also to include As-built, installation instructions and warranty cards for all the mechanical devices, appliances and or fixtures on the project.
