 + -1 moreScott Dutton evaluated the problem in July 2006. We contracted in August. He said the $4,000 agreement for demolition and discovery would be necessary before he could give me an estimate for repairs. He did not expect it to cost that much, but the balance could be applied to the contract to repair the balcony. Two men worked less than three days to do the work and remove the debris. When Scott offered a contract to repair the balcony for $34,000, I was surprised. When he said he would charge the full $4,000 for the demolition and discovery alone, I was disappointed. I contracted with another company, who has done a superb job for $10,000 less.
Description of Work: This was a demolition and discovery agreement to determine the extent of dry rot in the 4 ft. by 15 ft. cantilevered balcony off our second story master bedroom. They removed the railing, stucco, and flooring of the balcony. They removed stucco from around the window below the balcony. They cut holes in the sheetrock of the den below. They removed a window ledge from the other side of the house and sealed a leak beneath it. The holes in the sheetrock were not repaired, nor was the ledge replaced. Those items were to have been addressed in a subsequent contract to repair/rebuild the balcony.
