He's just kind of flaky. When he's there he'll park behind our vehicles and we have to ask him to move. There is also a deterrent lock on my gate, so it's not a real lock, and he'll call my and tell me that he didn't come because the gate was locked. I've told him countless times about the lock on the gate and the fact that he can still get in because it's just more of a deterrent lock. He's done the same thing for about three years with the lock. Most recently my pump broke and he was the one who had installed it about a year and a half ago. After he told me the reason that the pump broke, because it was too damp in that area, I questioned why he didn't tell me his a year and a half ago so that I could fix the issue properly. He's not always proactive with things but if I ask him to do things he's usually pretty quick. I don't plan on using him further.
