When my old tenants moved out in May 2010, new tenants were to move in shortly after. The new owners of Irvine Property Management sent me an itemized list of work they claimed had been done to prepare my rental property for the new tenants, in the list they claimed they had to taken the last month rent from the old tenants security deposit, and had to take the remainder of the tenant's security deposit for repairs they had done to prepare my rental property for the new tenants. Then they started taking money out of my monthly rent claiming there was more work to be done. When I asked for receipts from vendors, they dragged their feet and made it hard for me to reach them. THREE WEEKS AFTER THE NEW TENANTS MOVED IN, I STARTED GETTING PHONE CALLS COMPLAINING THAT "IRVING PROPERTY MANAGEMENT" HAD NOT DONE THE MAJORITY OF THE WORK THEY HAD BEEN PROMISED WOULD BE DONE BEFORE THEM MOVED IN. The new tenants stated they had been promised everything would be done before they moved in, and when they got to my rental property, my property was a mess. When I read the list IPM had sent me and the funny looking receipts IPM sent me, my tenants said the work had not been done at all. My new tenants moved in to my property sent me a list of the many items that were never done by IRVINE PROPERTY MANAGEMENT (missing window screens, filthy house, broken window latches, wall damage, broken microwave, filthy carpeting, broken gate, broken blinds, filthy garage, filthy vent filters, etc). When I called IRVINE PROPERTY MANAGEMENT inquiring about this, they simply ignored my calls. In order to get them to response, I had to get their attention by sending them emails and certified correspondence. They started billing my account (and taking money) for work that the tenants said had never been done which was verified by a new property manager I had to hire and photos they sent me. Because IPM was ignoring my new tenant's phone calls and mine, I had to send IPM emails demanding that no more work be done on my house because I felt it was the only way to stop them from robbing funds from my monthly rent. When I fired them, they took over $437.00 out of my new tenant's security deposit claiming they had to pay a company to handle a plumbing problem - later they did reimburse the money taken from my new tenants security deposit when I informed them they had not right using my tenant's security deposit to pay themselves. These guys are crooks.
The worst part of the whole thing was that they took every penny from the previous tenant's security deposit claiming to do work that was never done. They should not have used the previous tenants security deposit to pay for the old tenant's last month of rent, and kept the remaining funds without fixing the damage left by the previous tenant. The mess the new owners of IRVINE PROPERTY MANAGEMENT left me with has cost me over $7,000.00. THE NEW OWNERS OF IRVINE PROPERTY MANAGEMENT (IPM) are DISHONEST CROOKS.
"At Irvine Property Management, Inc., we do our absolute best to discharge our fiduciary duty to our owners, while dealing fairly and equitably with tenants. This includes promptly and efficiently restoring properties under management to rentable condition in order to minimize vacant time. In this case, the owner was experiencing a vacancy at her property for the first time in years. She was upset by the lapse in her income stream and the costs (which she initially approved) necessary to bring the property to marketable condition. Unfortunately, she has chosen to "kill the messenger," namely IPM. Contrary to the assertions of this owner, our policies, procedures and documentation ensure that all work contracted for is necessary and appropriate, that the work is performed, and that the vendor is paid. Finally, we would be remiss if we did not respond to this owner's assertions that she fired IPM. The fact is that when it became clear that we could not satisfy her by somehow making good her temporary loss of income, we suggested that she look elsewhere for property management."
