They were very good. They were clear in their diagnosis and reliable in performing their work. It was altogether a satisfactory transaction.
"As the General Manager, there is more to this than the customer has stated. Five years ago when their septic system was failing, we installed a bacteria treatment system. This bacteria system helped their septic function better, and it didn't overflow, but it did not completely fix everything as to how the system functions. It functioned better, but the water levels were high. We inspected the system and reported that the system was functioning but at a high water level. In a real estate sale situation, in order to tell the truth and not give false impressions as to the condition, we have to state what the water levels are, and in this case, that they were high and it could be that it may not be in perfect condition. If the system had been in great condition, we would state exactly that, but it was not. The customer never called us, never discussed his concerns with us, and I have tried to reach them to discuss this now that I am aware of it, but to no avail. The reality is that we cannot state that a system is in good condition when it is not."
He did say that it would be hard to know until he got inside to see what was happening. Ended up needed new water pipes too and he coordinated that also.
I felt like I was in good hands and really appreciated their professionalism and excellent work.
After escrow closed, Gopher came in and dug up the yard. They located our tank, which was FULL (and had not been emptied in years, at least). They also located the intake sewer line and fixed a cracked pipe and replaced it with new plastic. They dug up the seepage pits, emptied everything, and found that the system was structurally sound but failing, due to slow seepage. This was likely caused by the previous owner's neglect and letting the solids go into the seepage pits.
Gopher installed access points everywhere, rerouted the line to go to the secondary pit first (to let the primary pit dry out), and applied caustic salts. We are monitoring the system, and so far, the levels are better than expected. We may need to install a pirana system at some point, but right now it looks like everything is manageable, and we may just add some bacterial treatment at some point.
Cliff is a non-alarmist, and a comforting ally if you have a septic tank.
