The overall experience was pretty bad due to a lack of supervision by the project manager. The subcontractors were excellent, except for Stock's own in house electrician who made mistakes and then charged me to correct his mistakes. The electrician put in lights and electrical outlets in the wrong place (some of which had to be moved), put in electrical switches I didn't ask for, then told me it would be very expensive for me to have these things changed. The stucco subcontractor forgot to stucco part of the house. I had to call the project manager multiple times to finally get the stucco guy back out to finish the job. Then about three months after the stucco was done, it started to peel and fall off around the sliding glass doors. The area isn't even exposed to the sun or water. Again I had to call multiple times to the project manager, Bruce, to get the stucco repaired. Now I'm worried about the rest of the stucco when bad weather really hits. In all of these events the project manager, Bruce never came out to the house to see the problem. After the gutters were installed, there was a light rain and they leaked at my front door. Again it took multiple calls to get it fixed. (By the way, the contractor's office is less than a mile from my house.) When the garage door was installed (by a subcontractor), Bruce assured me Stock Construction would be at my house to make sure it was done correctly. The motor was installed on the wrong side of the door so I had to pay Stock to move the new electrical box (which I had just paid them for) to the other side of the garage so the motor could be plugged in. When the motor was installed, the guy split the 2 by 4 that it was anchored to and assured me it was still plenty strong enough to hold. Three weeks later, after opening the garage door only a few times the motor broke loose, pulling out of the split 2 by 4. This time when I called they responded very quickly and anchored it elsewhere. There were some positive things though. The tile subcontractor (Jack Overs Tile) was excellent, I would recommend him to anyone. The plumber did a very good job. The carpenter's did a very good job as did the drywallers and the painter. The overall quality of the work was very good. I know that on any construction project problems always arise, that's just normal. What counts is how it's handled. The biggest problem was the project manager, or I should say the lack there of. I have worked with contractors before, doing a remodel of a rental house I own and building a new office for my business. The contractors for these other projects had their offices a long way away and yet stayed on top of things by being on site regularly. Bruce (the project manager) at Stock Contruction was always available by phone, but despite being only a mile away, rarely ever came by.
Description of Work: New windows were installed, the outside was restuccoed, rockwork was added to the front of the house, two bathrooms were remodeled (one extensively), the closet in the master bedroom was moved, the old "popcorn" ceilings throughout the house were covered with drywall, and recessed (canned) lights were added throughout the house. New interior doors and moulding were installed. New co-ax, phone, and cat. 5 wiring was run throughout the house. A roll up garage door and gutters were installed. After that I released Stock Construction from any further work. Another bathroom and rockwork around the fireplace is now being completed by a different construction company, and it's going just fine.
