One thing I really liked about Steve was his willingness to work with me before we ever even entered into contract. I continued to refine precisely what we wanted in the back yard, to discuss numerous options with him, and in the process had a lot of questions--each time Steve willingly and very patiently priced the cost differences and answered my questions in-detail. And his responses were extremely timely; I didn't have to wait days for him to get back to me. This was how it went through the entire construction process--any question that I had throughout construction was usually answered within a couple of hours, and on very rare occasions within no more than twenty-four hours. Steve has excellent and very timely follow-up skills.
Steve's proposal was detailed and specific, which was a breath of fresh air as surprises can arise if you don't nail down every detail at the time of contract. His pricing was very competitive as well.
If you, the reader, are new to construction or remodeling, it's good to know that there are always bumps in the road along the way. The question is how does a contractor respond--does he repair it or does he let it go and expect you to accept it? I noted a couple of things, Steve himself noted a couple of things, and he fixed everything to our satisfaction. The end result? Beautiful!
For the pricing quoted above, please keep in mind that our patio cover is 14 x 33, has 8 x 8 posts, 4 x 8 rafters, 2 x 4's on the top, and knee braces. And the rebuilt deck now matches. So these are very "beefy" and rich looking--not your typical patio cover by any stretch. The two retaining walls are also each 35 feet long, so roughly 70 lineal feet of retaining walls. And the fireplace is a full masonry, wood-burning fireplace with a damper--nine feet wide by seven feet tall, so these were all extensive to build.
We're very, very happy with the final result in the back yard. Steve brought in good subs--the concrete turned out beautifully, the fireplacewas built by a mason who has built masonry fireplaces for many years (why get a pre-fab fireplace when, with Steve's very competitive pricing, you can spend just a few dollars more and get a gorgeous masonry fireplace!), the stucco work is perfect, and the patio cover has made our back yard an oasis. We've had several friends comment on how lovely everything turned out, and we absolutely agree.
i have to state that since someone had already messed up this job before Steve Letwinch got to have a go at ,it I was in the mode of watching everything like a hawk. Two days after the start of the job I found that I could relax--the job site was left clean and swept at the end of each day. The workers arrived on time everyday and worked at a good pace--I was probably a bit of a painby always "just looking in" to watch what and how they were doing things. Boy, what a difference from the other contractor. Each worker knew what he was doing and they were actually working. The jobs were tackeled concurrently - mainly the kitchen and the bath . The third area was installation of the floor part of a deck. There was some music ,but, it was at an acceptable volume and I noticed when Mr. Letwinch would leave the site for a reason he always spoke to one or two of his workers (I imagine they were his second in command) and reviewed with them what he wanted done,how he wanted it done and when he would be back. Upon his return I noted that he inspected the work that had been completed in his absence and made sure it was to his standards. At one point he was not satisfied with the mudding of the drywall and just made the worker redo the wall. He was just as pickey with the painters. I felt I could relax because he seemed to as picky and detailed oriented as I am.
The job was actually finished 1 day before it was promised-- that is something I have never experienced before -- and the final product was great. I noticed that he was double checking valves, plumbing and lighting the day he was finishing. We did a walk through-- there were no problems.
Seven or eight days later he called me --he had started another job in Mission Viejo and was going to be passing close by my house and wanted to know if he could stop by. Since I was home and not busy I consented. He just wanted to make sure in person that I was happy with the job and wanted to know if I had found anything that wasn't to my satisfaction -- I couldn't believe it! We walked through the kitchen and bath as we chatted giving me plenty of time to remember if there was any little thing that wasn't to my liking. As he was leaving he told me he gets most of his work through referrals. I can understand--I certainly do not hesitate to recommend his work and him when I hear someone is considering doing a small remodel or a whole second story. Also this knows his way around the permit process-- I was very impressed with his interaction with one of the code inspectors that came out to sign off on the job. In talking to the man he does jobs from $5k to $500K He can build a spect house or take care of fire damage or do a small deck. He evidently also gets houses ready for market. I would use him in the future as he was willing to discuss my problems, what I wanted out of the project and he came up with some great ideas that saved me a little money along the way.
