What can I say about Sue Carrell? Run, don’t walk away from her if you are considering her as your property manager. I assure you the negative reviews on Google and Yelp are likely accurate, and you should not believe her protestations that they are fake. This is ultimately what we experienced as a result of Sue Carrell’s negligence, lack of supervision, and placement of unqualified tenants our property. Damages to the property in excess of $10,000, far exceeding the amount of the security deposit. We had to endure the stress of tenants who: Violated their lease Lie, cheat, and steal, readily and easily Fought and screamed obscenities at each other so loudly and frequently that the neighbors had to come forward and express their distress to me about the tenant’s behavior. Broke windows Paid their rent late Who became unemployed, multiple times When I brought up concerns about the tenants to Sue Carrell she did nothing but defend the tenants to me. She was rude and condescending to me, and complained about how often she had to go over to visit the property. What I see now is the extreme of Sue Carrell’s negligence in placing unqualified tenants in the property, that she obviously did not do regular property inspections, and she intentionally withheld information from me so I would not insist she remove the tenants from the property. Not only did she not supervise the tenants and inspect the property on a regular basis, she failed to adequately supervise and follow-up on vendors she sent to the property to perform repairs. Some examples: We paid to have the same plumbing leak fixed three times which ultimately ended up costing $1500. We were charged $150 to replace a smoke alarm. We paid a pest control company $350 to perform pest control and exclusion services. They did NOT perform all of the services they charged for. Sue Carrell never followed up on the work they performed to see if it had actually been done, the problem resolved, and simply wrote them check. This ultimately ended up causing extensive damage to the property, and thousands of dollars in repair costs. After all of this stress and hassle, Sue Carrell finally gave the tenants a 90 day notice, this even after they had violated their lease. The 90 days came and went and Sue Carrell did not move the tenants out. In fact, she gave them the OK to stay another 7 days without asking for my permission and approval before doing so. I had to seek out an eviction attorney and get all of the paperwork lined up to file an unlawful detainer to pressure Sue Carrell to get the tenants out of the property. Ultimately the tenants stayed 10 days beyond their 90 days for which they paid nothing. In conclusion, when I told Sue I would not be retaining her as property manager (who in their right mind would?) she dumped the former tenant and the disposition of their deposit on me to handle. This for a tenant she had placed in the property!
