Halcyon Home Inspection

We were on a tight schedule and even though it was the holiday season, Julian fitted us in. He was terrific, early for the appointment, spent 3 hours inspecting the home, did thermal studies and identified things we needed to know as potential buyers. His knowledge and professionalism are outstanding. His report was fantastic!! We highly recommend him.

Julian arrived on time - a few minutes early, in fact. He explained his process and got started right away. He was receptive to our questions and was very knowledgeable about every aspect of the house. We were impressed by his accuracy - he was able to confirm much of the detailed history that my Grandma had given us (for example, the approximate age of the roof), just by looking at it! We received a very thorough report early the next day, which pointed out a couple of safety and structural improvements that we should make. We're thankful for Julian's thoroughness and very happy with his work. We highly recommend him!

We were not present, but our agent was. The high rating comes from a combination of our agent's report, Julian's report and Julian's flexibility in accepting payment split between the buyer and seller (not all inspectors will do this). I found Julian's report to be clear and actionable. This will help us a lot when we move in as we know exactly what we ant to work on and in what order.

As indicated by others, Julian was easy to contact and work with. With the prospect of buying a house that was more than 50 years old, we told Julian that our main concern was the possibility of any unanticipated future repairs and/or upgrade expenses. His detailed report addressed those concerns and enabled us to create a list of conditions to be resolved prior to closing. Julian from Halcyon was a pleasure to work with from start to finish. Returned my call promptly and moved quickly when the inspection needed to be done on short notice. We received his thorough and detailed report with appropriate photos the following day. During the inspection he was clearly v. knowledgeable, on a wide variety of issues including, plumbing, electrics, foundation and general home maintenace. He was particularly good on safety issues even small details such a stairs that were uneven in garage. Would highly recommend him, even as an interim inspector for someone assessing a home they plan to stay in.

Met him in front of the house to be inspected, he was early.He got down to business and was respecful of the seller/residents space.

My wife and I are purchasing some real estate both for our home and as income property.  If our offer is accepted, we immediately call Julian at Halcyon Home Inspection Services and make an appointment to inspect the structure.  Juluan arrives in his truck with his cases of equipment, sets up his computer and proceeds to inspect the interior of the house room by room, taking photos of all irregularities or blemishes that might seen incidental to civilians, but are indicative of serious and potentially serious flaws which will guide Julian's efforts to correlate these blemishes with others to establish potential hidden defects. During the inspection of  every room and closet, Julian inspects every appliance, turning on the appliance to see how it worked, recording the serial number in his computer to determine the age, model, and installation year of the appliance and determine historically when it will need to be replaced.  He does this with dishwashers, air conditioners, furnaces, electrical panels; nothing escapes Julians eye.  He aims his infrared detector at the walls and sees the insulation and reports its condition.  Usually Julian is continuing as other inspectors are leaving.  Julian is climbing on the roof to see its state of repair and age.  If  the roof is too steep or fragile, Julian mounts a ladder and looks at the roof with binoculars to see the details, In a building we inspected this afternoon, Julian donned his overalls and mask and went under the building for his inspection and photographed the cracks in the foundation and told us to call a structural engineer or foundation engineer who could then estimate the need and cost for stabilizing and repairing the foundation when he looked at Julian's photos.  All of this for only  $425.00 saved us a great deal of money with the engineer who did not need to come on site to evaluate the problem.  Julian is indispensable when purchasing and evaluating a building, even one that is brand new.

  It was very important to me to find an independent inspection - one that is not affiiliated with any real estate broker.  If the inspector is independent, he will work for the buyer not the agent!!  An important point to remember when selecting an inspector.  Julian was on time, professional, and through.
