The roofers came over when they said they would and finished a little later than they said they would. (Projects always take longer than the estimates.)
They were careful around my garden, my replanted lawn and my car. They cleaned everything up nicely when they were finished.
The roof looks great and so does the exterior paint.
The price included getting the permit, replacing gutters and downspouts with color of our choice, GAF Grand Sequoia Shingles with Tiger Paw underlayment, pro-starter strips, cobra attic exhaust ventilation, ridglass hip and ridge caps and weather stopper 3 part roof protection system and warranty.
The project was completed in exactly two days just as they had quoted. They were quick and efficient and took care to clean up well after the first day and when finished.
There were only two snags. We had asked that the downspouts be painted to match the house and they installed white. That was resolved and, in fact, a stock color of downspout material they used matched out house beautifully, so we didn't need to have them painted.
Probably the most alarming thing was that just a couple of days after we had finished the project and paid the final amount, we got a very official looking notice from ABC Supply company who apparently provided the roofing material stating that although we had paid T.H.I.S., if they (ABC) didn't get paid, there would be a lien against our house and we would owe an additional $9500.00. That was alarming and offputting. I reached out to the foreman of our job, Don, but he didn't get back to us. I called the office and also left a message for Bob Cardoza who called back and apologized about the practice of ABC Supply and assured us they had been paid. We demanded a written letter from ABC stating they had been paid and there would be no lien and it came a few days later. Hopefully, T.H. I. S is no longer using that supplier or has convinced them to stop that alarming practice.
All in all we were very happy with the quality of the work they did. Our roof looks great.
All the trades that came, did a great job and we are very satisfied with the workmanship.
Mr. Patrick Roane is the sales representative of ?T.H.I.S.?. He knocked on my front door one day in June 2012 saying he was in the neighborhood to observe the re-roofing work done by ?T.H.I.S.? and noticed our roof may need re-roofing as well. I have been receiving this type of inquiries many times before but I refused to go ahead with getting free estimates because I do not believe nothing is fee. However, at this time somehow I agreed to it. It may be because of Patrick's personality which did not threat my brief. He went up on the roof immediately with his iPhone and iPad and came back to explain how bad the current roof was. His use of the technology and convincing words broke my defense mechanism. I am an electrical engineer and have very good understanding on various things including how bad materials are aged and deteriorated. So, the outcome of his visit resulted in allowing him to submit the first ever unsolicited bid by nobody ever done to me.
Before his submission of the bid, I went out three other roofing contractors around here. They were checked out with BBB, Yelp, and Angie's list. All of them were supposed to be good and one was recommended by my friend living nearby who had the re-roofing done by the contractor. I used Angie's list to contact those three contractors and two of them responded immediately with the estimate appointment. These two were very responsive and professional on giving me their quotes. Now I am waiting for the bid from ?T.H.I.S.?.
One bid was very competitive and the estimator's walk-through was very detailed. The other bid was also lower but with the external paint job and the solar heater removal/reinstallation work, it became almost the same as ?T.H.I.S.??s bid. The deciding factor was that ?T.H.I.S.? offered me to do the exterior paint free and the solar heater removal/replacement work at nominal increase while other two told me that I would have to have other contractors do the work. In addition, ?T.H.I.S.? offered me the window renewal work back to back with the re-roofing work.
I know it is so stressful to get the re-roofing, solar heater removal/replacement, window replacement, and exterior painting done at once since I have to get the bids from multiple contractors. In this case, three contractors times four different jobs, total twelve bids would have been required to complete the work. However, I was able to do it with only three roofing contractor bids and two exterior painter bids in two weeks.
While I did not know how re-roofing is done, I went out to the Internet to check the products, warranty, and processes in order to understand the bids. I created an excel worksheet to compare and sort out three different bids where different roofing terminologies were used.
The winner was ?T.H.I.S.? with competitive pricing and T?s and C?s.
They did good job with my satisfaction. If I ever am given an opportunity to give them feedback, which indeed happened, I say ?T.H.I.S.? needs to have a meeting with the customer and the work team together in 10 to 20 minutes before the work starts everyday to explain what will happen on the day of work. This will give the customer perspective of how things are done and what materials are used for what items included in the contract. Otherwise, the customer would need to watch everything from the beginning to the end to make sure the work is done accordingly with the contract.
?T.H.I.S.? has done an excellent work after all. think ?T.H.I.S.? will continue do their best to satisfy the customers because they are honest and diligent, and trustable.
