The price seemed reasonable -- only a few hundred dollars more than several companies had wanted for spot treatment. We had a tight schedule as far as arranging to be out of the house for several days and Griffin was able to give us our first choice of dates. Joe came out 1 week before the tenting to bring the special bags and to go over all the preparation details. He took an hour -- making very certain that we understood exactly what needed to be done for the job to be thorough and safe.
The day of the tenting, he came out as well and acted as liaison between us and the crew. He double-checked to make sure we had found all the food that needed to be bagged and was prepared to help us bag it up if we had missed some. The house was certified for occupancy several hours before they had anticipated, so that was a nice bonus.
Tenting is a lot of work and a big hassle, but Joe and Griffin made it as easy as possible.
My first contact was with Corey, who scheduled the inspection. Mike Ward, the inspector phoned me to confirm the appointment and came to do the inspection on time.He took the time to understand my situation and to educate me about the options for treatment and what I would need to do to prepare the house for treatment. Mike was very informative and as we discussed the other companies' recommendations, I learned that if one is tenting the house, it is redundant to spot treat specific areas. Although I was assured by some of the companies that spot treatment would prevent the return of termites where treated, it would not protect adjacent areas. I learned the hard way that letting the house go for so many years made tenting the only way to effectively destroy all the termites. Since we had to tent, spot treating increased the cost and made me wonder about the earlier quotes I received. Within a couple of days I received a well organized and detailed inspection report along with the work estimate. I had to delay the work for a month before I could arrange to be out of the house for the tenting. Mike was able to flexible with scheduling and worked with my time frame.
Mike and his crew were conscientious and professional throughout the preparation process, the tenting itself, and finally the repairs. Once we authorized the work, Mike visited us again to tell us what to expect and how to prepare for the tenting and provided us with special plastic bags in which to put fresh food and any opened food containers, how to protect our plants, etc. The crew that came to do the tenting was careful of our landscaping and also went through the house opening cabinets and drawers that I had forgotten to leave open. The crew leader even resealed the special bags that were protecting the food in the fridge. The crew had our house ready for re-entry several hours earlier than promised and we were able to check out of the hotel where we spent the night ahead of schedule. Mike called to check in and to schedule the repair work. The repair crew, Ricardo and Gonzalo, were punctual, friendly, did not leave a mess and surprised me by repairing the backporch overhang which we had decided to leave out of the work order to reduce our cost. So when they finished working, all damaged trim plus the porch overhang looked fantastic. They even left me a paint sample so that we could match the paint color on the rest of our trim. When Mike called to follow up, I asked if the overhang had been repaired by mistake and would we be charged for the additional repairs.. He said that Ricardo and Gonzalo had made the decision to fix the overhang and that this was one way that Griffint worked to exceed the expectations of theirr clients. We were were delighted. We have subsequently had Griffin inspect a rental property and will be using Griffin's services again.
The estimates I received ranged from over $6000 to Griffin's price of less than half that. The range of prices was partially because I was going through a learning process and partly due to recommendations for unnecessary treatments and repairs. I also learned that it makes a difference as to why you are treating for termites. Many termite companies give estimates assuming that you are interested in making the house acceptable to a purchaser's bank when selling a property. We were not selling our house, we were simply trying to stop the ongoing damage and did not need to make all the repairs that were suggested by the other companies. Mike was able to eliminate a couple of thousand dollars from his work estimate because our patio enclosure still functioned well enough for our purposes. We'll probably take it down some years in the future, but did not need to do anything other than tent it to keep using it. He respected my request to not push repairs that were not structurally necessary.
