First there was the visit, then there was the report. The kindest thing I can say about the visit was that it was sterile. "Personable" this woman was not. She went through my apartment, taking pictures and ostensibly measuring dimensions. Occasionally she would ask a terse question. I took her through my tenants' apartments as well even though all of the units are identical but for superficial differences. She had told me she would not take pictures of my tenants' bedrooms in respect of their privacy, but she nonetheless started to take such pictures and I had to ask her to stop and just photograph the living/kitchen/bath of those units. Before she left, I handed her a binder listing the improvements I had made to the building over the years and discussing the benefits of the area (I live in a really great neighborhood) because she was from out of town. Well, THEN the report came... I was honestly flabbergasted by the poor work. She omitted amenities of my property that she had seen with her own eyes. She listed the building as only tenant occupied even though I (the owner) live there and showed her around my apartment. She listed "demand/supply" for units as "in balance" even though apartments in my city are impossible to get and have 20+ applicants no matter where the apartment is. She compared my 4-unit building in a great neighborhood to a 2-unit buidling in an awful neighborhood. She got the income for my property wrong even though I wrote it down for her at her request. She compared my building of 2-bedroom units to buildings of studio apartments. She found buildings that were in terrible repair located in awful neighborhoods and used them as comps for my well-maintained buidling in a great neighborhood. I found the lack of attention, analysis, logic, and judgment in the final report to be staggering. My advice to anyone who has this company assigned to do your appraisal is just to cancel outright before you waste hundreds of dollars for terrible work.
