Stucco Repairs: The header beam that was removed during our patio demolition left behind large holes and discoloration in the stucco. Had JRP (Joseph) come over to estimate the work. While we were looking at the job, I had him give pricing on other stucco repairs that included: small shrinkage cracks, holes from removal of electrical conduit and a baseball dimple in foam window trim. He also pointed out other areas that needed attention. I was impressed by his knowledge and eye for catching things that I overlooked.
Stucco application to new BBQ island: JRP gave me a reasonable price and had good ideas on how to make the island stand out.
Performance: I chose the final scope of work and broke up the project into 3 phases. Each phase consisted of a scope and payment plan. Had him start the stucco repair. JRP came out and performed all the stucco repair work without any problems. They color matched the existing stucco. His fog coat looked great and matched the existing texture. He masked everything off so there was no mess or overspray. I was impressed.
While they were there, they started the BBQ island prep work. He spread a compound on all the seams and repaired the upper rounded part on the bar. JRP also fixed the lower support that was supposed to be rounded. This took considerable effort and it turned out excellent. Note for the readers: I had a large BBQ island installed unfinished. We wanted to customize the island to our needs. Had JRP place a footing under the island to keep the moisture away from the metal frame. JRP suggested this work and it made sense to extend the life of the island by keeping out of the moisture zone from the concrete. This phase was performed very nicely. JRP also sealed the island to the footing. This not only keeps it above the moisture zone, it also keeps the bugs out. It turned out very solid and I have peace of mind that the island will last for many maintenance free years.
The last phase of work was the island stucco. This came out great. The final color was nice and complementary with our house color and patio fireplace. The texture was perfect and really made the island stand out.
Overall, JRP did a nice job for us. I personally inspected the job and monitored their performance. I would say that Joseph (JRP) is a craftsman and takes pride in his work. Their prices were reasonable. Other quotes came in high. It was a little tough to get scheduled but the good contractors are always busy. I did not mind and he came through for us. I will use him again.
He repaired the framing, and it looks better than the original construction. His crew was out the next day to finish the stucco work and they did a flawless job. I was truly thinking it would be hard to match the 36 year old stucco pattern, but they hit the nail on the head and you can't even spot the repair, which was about 5'x5'.
I'm big into DIY projects, having remodeled my kitchen completely myself, but knew stucco skills was not my strength. I'm glad I had Joe do the work, it was worth every penny.
1. They got the job done in 3 DAYS without me pushing them to do so. I had made a request for just the repair of the fascia prior to Thanksgiving because I was having family over. But he wound up getting the entire job done that week!! The fascia was previously hard to look at, honestly. We'd just had it repainted the previous year by a professional and it was already peeling. Joseph had to strip the new paint, plus multiple other layers, and some of the wood to get it to a state where it would hold the paint and look good.
2. They were amazingly detailed about covering my concrete, woodwork, plants and even the soil around their work area. They VACUUMED their work area every night and cleaned up entirely.
We have a greyhound and typically keep our gates locked so we don't have any escapes and Joseph and crew were very good about asking us first if they could use the gates and even erecting a barrier to ensure the dog couldn't get out while they were using the gate.
4. Don't tell my husband but I bought these guys a pizza one day while they were working because I was SO HAPPY with the way they did business, the way they treated me, their professionalism and the work they did.
As I mentioned in the beginning, this was supposed to just be a replacement for the ugly old siding but when they were done I was amazed at how improved the house looked as a whole. I sat and stared at it and smiled. I still do.
I would hire him again.
The lighting and patching was done while I was out of town. I came home to a new and improved house without any trace of him having been there. Actually it was probably cleaner!
I have worked with Joe on various projects over the last 10 years and he continues to impress me with his ability to look at any project and imagine it completed and the steps it needs to go through to get there - on every budget level.
Joe will work hard for you and will always give you a 110% along with a cheeky smile and a joke.
Large job or small you will get great work and you wont have made a bad decision to call him
I have been in the construction business since 1962 an built several hundred houses and wish I had sub contractors as careful and responsive when I was building. Joseph is a contractor I will recommend every opportunity I have.
Joe was professional, honest and extremely easy to work with. I sent him pictures of the areas that needed fixing and within 10 minutes he called and clearly explained what he thought the issue was. of course, by his own admission he needed to see it in person to validate his thoughts. He clearly explained the process and reviewed the cost range. Lucky for me the final bill was near the lower end of his range.
I would not hesitate to use JRP Stucco in the future.

If Joseph said he would be at the house at 7 AM he was there. The same was with the crew, when they said they would be there by a certain time they were.
The time Joseph took to make sure that I understood each step was wonderful. I was always aware of what of the next step would be and how long it would take. In evaluating the house he suggested that I put lights on the outside as there were none and he felt it would be a good safety factor. As a single woman that was very important to me. The electrician he suggested was also of the highest quality , professional, reasonable, and prompt. Joseph also brought to my attention that the lighting in the garage was not adequate when I would have to go into it at night. He suggested that I install brighter lights and was willing to assist with the installation. WOW what a difference that made.
When it came time to choose the color for the stucco I was having difficulty making a decision. Joseph brought me several samples and made several suggestions. He was even willing to ride around the neighborhood with me to see how the color would look on my houses. When the color was chosen he painted a board so I could see it in a larger size than the sample. For someone who is visual and not extremely creative that was a great help,
When I was getting estimates I was very pleased that Joseph looked at details the others didn't. He was also willing to install insulation in the house when it was tore down. I felt very comfortable with him from the beginning. I found he was very responsive to questions and prompt with a response if I needed to contact him.
JRP was on site within 48 hours of getting the green light. They protected the house and cleaned up as they went. They worked quickly and did high-quality work. Once the final coat was on, Joe and I realized that I had not done a good job of describing the texture I wanted. The texture was beautiful, but wasn't exactly what I expected. Did I already mention I am a perfectionist? Joe was very understanding; he re-mobilized his crew and changed the texture. Now it?s precisely what I?d envisioned.
Joe?s crew finished the stone work and did the final clean up. My wife and I could not be more pleased with the outcome. Our home looks brand new! Our neighbors have all followed the progress and are amazed by the transformation.
It sometimes takes time to completely realize the perfection of work. I am so happy. I look at what was completed in Dana Point around the same time (pretty much coping) and they have crack/other problems. Joe took the time to drive me around the neighborhood and find out what I like then made the whole project come together even better. I think the years of experience is what made our home come together so well. I?m back to loving the rain without the window leaks, etc. I guess I didn?t in the past look at stucco like I do now. Thanks for what I learned, thanks for the best.
