We did not have a good first-time homebuying experience with Richard. We think he was more biased towards 'getting along' with the sellers agent rather than fighting for us. For example - the termite inspection turned up one item that would require an intrusive inspection (knocking a hole in a wall). Richard did not advise us that we could ask the sellers to allow this particular inspection. So we waited until we closed escrow, and then did the new inspection. It revealed more termite damage that ended up costing us an additional $4000 to fix. Had we known about this prior to close we would have negotiated for it with the sellers. A good agent would have negotiated for this additional inspection up front. Towards the end of the close of escrow we had a number of tense moments with Richard with regards to how willing he was to negotiate with the sellers agent for us on certain items. Unfortunately he came up short in that area.
