Planning took awhile. We told him what we had available to spend on the remodel, he designed basically two different looks, one under our budget by adding a room to existing floor plan in an odd place, and one about $60,000 over budget requiring a complete remodel. After the plans were done, he told us about the second phase of the design, requiring more money and the need to use his structural engineer. We didn't feel like he explained the design cost and procedures very well to us at the start.

"Every initial consultation with prospective clients includes a discussion of breakdown of potential cost that may be incurred in the development of the project. Scope of work and review by city/county determine the need for structural engineering. With most clients I sign 2 separate contracts. Contract #1 is a time & material contract with a not to exceed amount for the documentation of the existing structure and development of proposed designs to a point that city/county planning approval and preliminary contractor bids may be obtained. Contract #2 is a fixed contract based on the scope of work defined in the design phase. This phase is for the development of the full set of drawings as needed for the permitting and contractor bid process. Often on the initial consultation there is a lot of information being communicated and unfortunately in this case, even though the total cost were communicated they were not understood."
