The first weekend we were both here, they took us around to many properties that were in our price range and were in decent neighborhoods. We ended up making an offer with a very fast turnaround and closing time, and they advised us on how to make a realistic offer that would be accepted. Throughout the next two weeks, they helped us navigate through the umpteen pieces of paperwork we had to sign, addressed all of our concerns, and answered our questions, no matter how small. In fact, the seller's realtor remarked that Barbara's aptitude for the paperwork was a big reason that our offer got accepted over others with higher prices. We closed on our new condo just 16 days after the offer was accepted!
They have extensive contacts in the area and will be helping us find reliable contractors for some of the home improvement projects we'll need to do. I don't know how we would have survived the process without their help. They've always been completely honest and straightforward, giving us realistic assessments of our financial situations and not steering us to properties that we wouldn't have been able to afford. We hope to remain in touch with them and will definitely be using them when the time comes for us to move upward.
First and foremost, Nick and Barbara are the most ethical, trustworthy real estate agents that you will find. They are impeccably honest and open with their advice. It is extremely rare to find in this business, and anyone would be fortunate to work with them because above and beyond all else, you do not need to worry about their motives, honesty, or good intentions. They are not only honest real estate agents, but honest and genuine people (sometimes to a fault, because they will tell you things you don't want to hear -- but need to hear!).
Secondly, they are impeccably professional. They know what they are doing, and will give you confident and experienced advice. I won't say that they are always right, because no one is ... a lot of the field is opinion and conjecture and art. But they will have a sound rationale for their opinions, and they will have an honest and educated discussion with you. And if you disagree, they will respect your choice and help you in the best way that they can. Together, they form a formidable team -- you literally get both of them, with all of their collective experience and wisdom. Both are well-seasoned in the real estate world. But Barbara is the mastermind in terms of executing and getting things done, efficiently and effectively; whereas Nick is an attorney by training and well-versed with renovations. He can talk your ear off with his knowledge in those areas, which are immensely useful when shopping for a house (or selling a house).
Third, they are extremely client-focused. They will do everything they can to be available at your whim -- within reason, although sometimes they definitely responded even to our less reasonable requests. They truly want you to find a great home (or sell your home for what it's worth), and will do everything they can to be there for you. They frequently met us to see houses at the last minute, or even went to scout out houses before we could get there. Unlike many agents who can only buy or sell properties, and can't help you with anything else ... they were able to help us in terms of the loan process, finding a contractor, etc. They were very clear about what was beyond the scope of their knowledge, but they would always try to help us find some leads at least.
A little bit about our story. We originally planned to look for places near San Jose, which is how we ended up with Nick & Barbara. We eventually gravitated further north, to the San Mateo area. We were concerned that they did not have enough local know-how or connections to be effective -- but they were very honest with us that beyond Burlingame, they probably couldn't help us. I would say that *maybe* we lost a little in terms of that local know-how and connections, and *maybe* we lost a little in getting the absolute best price possible. Maybe. Maybe not. But ultimately, the immense benefits and rarity of honest, professional, experienced, and available real estate agents overcame that concern.
In addition to being extremely pleased with their service, I would say that on a personal level we greatly enjoyed working with Nick and Barbara, and enjoyed their company. I will be honest and say that there was some friction, and some personality clashes throughout the process. But in a way, that highlights why they are so special. They aren't going to flatter you or show you a slick veneer. They will take you through the process as equals, have honest discussions with you, tell you their opinions, and work with you like team mates. And even when disagreements occurred, there was still never any question that they were trying to do the best for us, and that they respected our opinions. I think it's a very special dynamic that may not be for everyone ... but *is* for everyone who wants the best team to represent them.
You absolutely cannot go wrong working with Nick and Barbara. They are great people who will work hard to do a great job for you.
We recently sold my mom's home in Sunnyvale through Nick and Barbara Lymberis of Keller Williams. They were simply outstanding in every aspect.
We were selling an older home that had a lot of deferred maintenance and a number of cosmetic issues and we knew we had some work to do. But knowing what to do and what not to do to get the best selling price was a challenge for us.
We trusted Nick and Barbara's recommendations regarding maintenance and cosmetic upgrades. They made suggestions and we listened.
So what did they recommend? Exterior paint in complementary colors, interior paint in a very light tint, paint old kitchen cabs white in and out, new vinyl floors, refinish HW floor, replace light fixtures, minor landscaping and new roof. And when we were finished, staging. All told, the work took two months and cost less than $50K.
Was it worth it? You bet it was!
We listed the house on a Thursday and accepted a cash offer the following Wednesday. The selling price was substantially more than our initial appraisal and well over the asking price. We couldn't be happier.
Nick and Barbara Lymberis educated us every step of the way. The made excellent suggestions on what needed to be done to get the best price possible; made sure that everything was handled professionally; and helped to make the house shine on opening day! To top it off, they were courteous and professional, responsive, and just plain nice people.
I would be happy to recommend Nick and Barbara Lymberis to my friends and family, and to all of you, too!
Nick and Barbara were very sensitive to our frustration from living in a house where most of our furniture and decor were in storage and where we had to be continually prepared for visitors at a moment's notice! They were also very aware of our disappointment in the market conditions which resulted in our lowering our asking price by $60,000 over the six month period. But they remained encouraging and fortunately were able to share with us their past experiences in similar situations.
I think that what I appreciated most was their ethical approach to the real estate buying and selling process and their respect for "doing the right thing". I always felt they were on my side and represented my best interests in any negotiations. They always acted in a professional manner and the successful sale (finally!) was mostly due to their efforts.
