"I hired Robert Patrize, who works for Michael Anthony Properties, to help me find a townhome in San Diego. He was recommended to me by a co-worker who used him to purchase their second home. I lived in New York and I wanted to move to San Diego. For a year we communicated by emails in which I described to Robert What I was interested in buying. I wanted a newer construction townhome with 2 bedrooms/2baths in San Diego for about $450,000. In the summer of 2014, I flew out to San Diego and met with Robert. He showed me around Encinitas, La Costa and parts of Carlsbad. In May, 2015 I contacted Robert and told him I sold my house in New York, and I was ready to purchase a townhome in San Diego.He spent several days showing me places in my price range but not what I told him I requested; that being newer construction that would not require renovations.The day I was to fly back to New York, I asked him to show me a listing in Carlsbad.It was more than I wanted to spend but I realized I wasn't going to find what I wanted in my price range. I was only able to see the property quickly because I had to fly home.I was not told the house was staged or that it had been a rental for the last 2 years (if I had known that the house was being rented, I would not have considered buying it. I asked Robert if I should make an offer on the house at full asking price ( I relied on Robert's experience to give me good advice). Based on his advice, I offered the owner full asking price and it was accepted. Robert hired an inspection company, John Robinson's Inspection Company, to do the house inspection and I asked Robert to be my ""eyes"" during the inspection because I lived in New York. Both Robert and the inspector, Chad Stewart, assured me that ""there were no big ticket items"" wrong with the 1986 built house. Based on their assurances, I went through with the purchase of the house. Less than 2 weeks after I moved into the house, SDG&E, the utility company, red tagged both the gas furnace and hot water heater. Both the inspector and Robert failed to tell me that the hot water heater was vented incorrectly and the gas furnace was so old it had problems lighting, creating the danger of CO2 or carbon monoxide gases coming into the garage.There was also a crack in the sink in the guest bathroom which the inspector and Robert didn't see, a leak in the garage from the roof when it rained, the use of extension cords for electrical wires in the garage, a possible fire hazard, and more costly repairs and replacements. When I called Robert to tell him about the real condition of the house, he claimed he didn't know anything about the real condition of the house or its previous ownership. He was abrupt with me and that was the last time I ever heard from him.Repairs and replacements cost me a lot of money to correct the problems in the house just to make it habitable. If Robert had done his job and researched the history of the property and cared more about his client, me; I would not have bought this house.
