We were thinking about selling our condo in Mira Mesa and move to Murrieta. In October 2013 I contacted Jim, and he came out to see the condo. He stepped inside, and before we'd even introduced ourselves, out of nowhere our dog bit his hand! I was so shocked and upset, but Jim took control of the situation and remained completely calm. That pretty much sums up Jim--he puts his clients first and takes care of business without any fuss.
After going through our condo, he made a bunch of recommendations for little things we could do to make it more attractive to buyers. He showed us the spreadsheet he'd prepared of comparable sales in our area to give us an idea of what he thought we could expect to sell for. He was so professional, while still remaining warm and friendly. We decided to hire him on the spot to sell our condo, and begged him to be our agent for the new house too. He was up-front that Murrieta was not an area he knew well, but he agreed.
It took only six days from the time Jim listed our condo until we entered a 21-day escrow with our buyer. Jim had done so much preparation and gotten us a fantastic professional photographer, but it still amazes me that he sold our house so quickly! There was no pressure to take the offer we chose; Jim laid out all of the pluses and minuses for us so that we always felt that the decision really was in our hands.
Jim kept me calm as we started the hunt for our new home. On top of dealing with us and our friends who came on showings with us, he had to drive (sometimes picking us up on the way) all the way up and back to Murrieta every time we were free to look at houses. He even brought his family up to visit family in the area so that we could spend a whole weekend looking at houses. It was stressful, but he never seemed irritated or inconvenienced. He never pushed us to settle for something that wasn't right for us. We asked for his opinion and expertise many times, and he always gave it without trying to influence our decision-making process. All in all, we were demanding, scared, scattered, needy, wishy-washy, and required a ridiculous amount of hand-holding. Plus, we are terrible procrastinators--it's taken me months to write this review! Poor Jim! I honestly don't know how he stayed sane and remain completely professional with everything we threw at him.
Once we found the right home, Jim negotiated a great deal with the right terms for us. He took care of everything for us. He was always proactive about getting the necessary steps done ahead of time. We actually closed both the condo and house escrows several days early! Considering both terms were already only 21 day escrows, it just shows how organized and efficient Jim is.
I've never heard of not just one, but two real estate transactions going as smoothly as both of ours did. All of the credit belongs to Jim for making selling our condo so easy and getting us our dream home! During the process I told Jim over and over that I don't know what we would have done without him. He really is an amazing person and businessman.

My wife and I found Jim on Angies List after deciding to start looking for a house. From day one, his work ethic and patience set the tone for our search and smoothed out as many bumps in the difficult process as possible. He was always reachable ? even on his days off. I was able to call him or get an email response at 5 o'clock in the morning or 11 at night. He is extremely knowledgeable, not only about the process (how many other realtors have an MBA?) but was also able to answer any financial questions that came up along the way. We decided to rent our condo instead of selling and Jim walked us step-by-step through that tricky situation as well. Towards the end of our escrow period, the loan broker we were using switched lenders which really complicated things and jeopardized our loan. Despite not having any affiliation with the broker or lender, Jim switched hats to negotiator and was able to successfully navigate the complicated mess until we finally closed. We will definitely seek out Jim's services again in the future and have recommended him to all of our friends.

It was a typical situation that many agents shy away from as they often fear the potential for loss of time and extreme disappointment. That scenario will often damage the relationship between Realtor and buyer as not all buyers understand how complex a real estate transaction can be. In this case, when it seemed obvious that even the listing agent was losing hope, it would have discouraged the best of them.
That didn't discourage Jim! Once he saw the home he knew it was perfect for his buyers. Never putting his needs first, he encouraged his buyers to see the home and make an offer. The offer was accepted! Jim has communications skills that are unmatched and he kept EVERYONE in the loop from start to finish. This put both buyer and seller at ease right from the start. In the beginning there were times the seller would take a while to respond to questions or requests. Jim's anticipation and communication of the problem to his buyers prevented them from having much angst or concern. I feel the seller appreciated the patience and in turn it gave him more motivation to sell. Jim found a way to keep everyone happy. There were many curveballs in this deal that could have derailed any transaction. Without getting into too much more detail, I can say Jim knocked those curveballs out of the park.
I started with the expectation that, IF, we were going to close this transaction it would be months from the date of the accepted offer. The transaction closed in 30 days!

Jim walked us through the entire process. His patience and responsiveness is unmatched. He listened to all our needs and made sure that they were met. We would hire Jim again and again and again. Jim was sensitive and flexible to our particular situation and to our time. He gave us a good sense of what to expect and when the condo sold, we got everything we hoped for. Jim did give us alot of advice and expectation management on timeframes that I appreciated. It took 7 months but I wouldn't change a thing (except maybe cleaning someone else's messy bathroom. Yuck.)

With the automated filtered listing updates and his own insight, we actually had a lot of fun searching for a home. Even though
we are a young couple with high expectations, Jim never made us feel like we needed to compromise, settle, or rush through the home buying process. He was very patient with us, even as our criteria changed based on our own understanding of what we valued in a home. When it came down to the business of writing an offer and keeping up with the intense schedule that follows, Jim was amazing. In fact, while there are clearly a lot of moving pieces that must be managed, Jim kept everything so organized and communicated to us perfectly what was required of us, what was required of the seller and what the potential outcomes could be following each step.
The home that we chose was a 'flipped' property, being worked on by licensed contractors and sold by investors. It turns out that the contractors that the investors hired were working with expired and suspended licenses. This is when Jim's experience really paid off for us. Recognizing the potential for such issues in a 'flipped' property, he had the sellers complete a specialized renovation
disclosure which served to identify and protect us from a "lipstick job" (Jim's term for a remodel which is poorly done and simply covers up the real issues with the house). This disclosure stated that the work was done by licensed contractors, and since we learned that the licenses were invalid (Jim looked up the contractors license numbers), Jim had them hire new licensed contractors to review the work that was done and sign off on the work. While no new repairs came out of these reviews, it did provide peace of mind for my husband and I as well as the inherent protection of using licensed contractors.
When we met to get the keys to our house, Jim and his family were waiting for us to welcome us to our new home. It was very special, and we are so grateful for all he did to help us buy our dream home.
