American Heritage Properties specializes in the full-time, full-service management of houses and condominiums in the San Diego area. Our services are oriented more towards the homeowner who is concerned about the quality of service they receive and the quality of tenant placed in their home. Our historic eviction rate of less than half a percent is a statistic that we are proud of. You will reach a live person M-Sat, between 9am-5pm (closed for lunch from 12:15-1:00). "[Member Name Removed], I noticed your review about your experience with American Heritage Properties and I do not agree with your claims. 1. Applications are required for everyone over the age of 18. In order to comply with fair housing laws we must treat married people the same as single people. It shouldn't take more than about two minutes on Google for you to substantiate this but here is a copy of the text from Kimball, Tirey, and St [Member Name Removed], one of the largest landlord/tenant attorneys in California Charging Application Fees for Husband and Wife. Treating married couples differently than single persons is discriminatory in California. Each adult applicant should complete a rental application and should be charged the same fee. The monetary limit is per person regardless of the relationship between the parties. 2. You claim you got nothing. Your application was processed and considered for this property--I'm curious as to what exactly you were expecting. Yours was the second application we received. Yours was processed and presented to the owner at the same time as the first applicant. You had requested three items and indicated We will not rent it unless this is done. The other applicant did not request these items so the homeowner chose the other applicant. There is a detailed description of the process on the reverse side of the application. You saw the reverse side because you inserted notes here. Despite the clear indication of the process and that the application fees are non-refundable, you were still given a refund. You failed to acknowledge the refund, maybe you weren't aware but this was processed on May 31. 3. Charging application fees is customary in the rental industry. We are running a business and this is a fee that is charged to help offset the considerable amount of cost we incur for the processing that is necessary for each application that we receive. 4. You did provide your brokerage account information, this information will be destroyed. It seems that the only way we could have made you happy was to rent this property to you. This was not our decision to make as is clearly indicated on the application. We did our job by processing your application and presenting it to the homeowner. It is unfortunate that this property did not work out for you. I wish you the best in your search. other Property Management Companies I look at charge a lower fee, but when you add up all the charges not included it cost more to use them. I get a monthly statement outlining my charges and income. Also, when something that needs to be repaired I get a call from the team asking for permission to proceed with the work. American Heritage has their own contractors, but you are able to use you own. I stayed with my own Gardner, but they handled the payment. I have found their contractors are less costly than the ones I would use, but do a quality job. I use to manage this myself, but have found having American Heritage Property Management managing my property has left me more free time.

But I must say on the whole, American Heritage did an excellent job of managing the property. Although all American Heritage personnel with whom I dealt were courteous and professional, I would highlight Sandy and Soo for their very good work.
