They provide excellent service.

The vendor returned my call. However, she appeared to have little interest in managing my residence as a rental. She seemed to be mostly interested in the potential of selling my home at some future date. I wasn't at all interested in her services after the conversation. It seems that she/they use the "property management" as a come on to secure listings for sale.

At first things were fine. The property seemed to be taking care of itself and the rental payments arrived timely and Advent rates were very reasonable. There were a few complaints from neighbors about loud parties. These tenants did not renew at the end of the year, the interior was painted and new tenants moved in. These tenants were fine, but after a year did not renew. Renewals were not handled proactively and timely by Advent, I had to bug them repeatedly for renewal status. Year end reports did not include grand totals, I needed to manually total monthly reports. The interior was again painted and the carpet partially changed. The next tenants seemed to love the place and stayed 3 years. Advent claimed to make maintenance checks each year; minor repairs were noted and fixed. The tenants rent payments started coming late, they were given notice and vacated. Advent reported suggested maintenance. I decided to inspect the place myself, and found damage, trash, graffiti, vandalism, insects, sewer drainage problems and deferred maintenance that had not been reported to me. The neighbors I spoke with all told me I should fire the property manager. Several problems, such as violation of the pet agreement and serious safety hazards should have been visible to Advent during the annual inspections. And some areas of the interior did not seem to have been painted in over 5 years. All told I spent about $30K on repairs and deferred maintenance. These were not minor problems. My decision to discontinue Advent was when water service was turned off in the middle of my repairs. Advent did not reliably communicate the full extent of problems to me, the property owner, and work with me to resolve issues timely as they arose. Over time the quality of the property degraded. Changes I would suggest to Advent are more attention and training to honestly communicate bad news, more diligence during maintenance inspections, and more attention to communication with property neighbors.

We had done some research on property management companies in San Diego, but were finding the reviews to not be at the level we were seeking when looking for a company to work with in the years to come to manage our rental properties. We came across Advent Property Management via Angie's List and were impressed with the reviews given by other customers. Advent has been fantastic - their protocol for managing properties, finding quality tenants, and providing ongoing service is something we continue to appreciate. Dave Nash, our Property Manager, has continued to provide honest, upfront, and thorough service, while ensuring all of our needs were met, that the finite details for preparing, marketing, and renting out our rental property were executed, and that the communication continues as he manages our property for us. This experience could have easily been tiring, overwhelming, and stressful and, with the help of Dave, it has been easy, fun, and enjoyable. Highly recommend working with Advent if you are needing a property management company that will make you feel comfortable managing your location(s) and ensuring that both your property and tenant(s) are well taken care of. They were very good. David Nash is the person who is listed in the San Diego address. I am giving them 8% which is reasonable as some places charge 10%. The pricing is very fair as they are 20% below the mark. The quality is extremely good and they have done repairs for me at very reasonable price. They solved every problem without any problem. Their professionalism was very good. They came out the same day I called them and they followed up. They got me the rent I expected; I had asked for $2200 and they got me for $2400. I would recommend them to anybody and this is the best in the last 10 years.

He did a good job getting the renter to cooperate. He made sure the rent was paid on time. He maintained the property's up keep. He was prompt. He answered his phone.
