River City Home Inspections

My Real Estate agent recommended Gary Ferderer to preform a full home inspection on a house I made an offer on in West Sacramento. I went into escrow on a Monday, and Gary (knowing that this particular house was a rush), was able to come out the very next day to do the inspection. I am a first-time home buyer and am learning quickly how stressful purchasing a house can be. Needless to say, with so much riding on the outcome of the home inspection, was quite nervous and a little stressed about how the inspection would go. Gary however, did not add to that stress one bit. In fact, he was able to put me at ease within minutes of meeting him. Right from the minute I met Gary at my potential new home (who was promptly there on time - even there before me), I immediately felt comfortable and relaxed, and was laughing with him within minutes. Gary explained the process of a home inspection to me and told me what he would be doing for the next couple of hours. I left to grab some coffee with my friend feeling comfortable and much more relaxed. When I arrived back to go over the home inspection with Gary a bit later, again he took the time to explain what he looked at and the tests he preformed during the process. He took pictures of everything that needed to be addressed, and then walked me through the house (inside and out) to show and explain to me each noted item, what the potential hazard or issue was, and even told me how much he thought it may be to repair (while noting that I would need to get an estimate from a professional electrician, plumber, etc.). I did not feel rushed in the slightest and Gary made me feel very comfortable allowing me to ask any questions I had (and in fact encouraged it) and he took the time to answer everything thoroughly and completely. At the end, Gary provided me with a very well presented binder that included the California Real Estate Inspection Association Standards of Practice (CREIA). He explained how to use it and that it will be a great resource for me being a new home owner. The icing on the cake was that Gary provided me with the complete home inspection report via email that same day, which was extremely impressive and once again, relieved some of my stress in trying to gather all the different documents that I needed to obtain during my escrow process. Gary was very gracious and encouraged me to call him should I have any questions once I received the report that day or in the future. I would (and will) highly recommend Gary Ferderer for anyone who is looking for a thorough, complete, prompt, organized, and stress-free home inspection!
