As soon as this company had us locked in they showed their true colors. This company is about getting your money and nothing else. Interaction with our manager, Janelle Nord, was like pulling teeth and our tenants had the same complaints. The standard responses were a few terse sentences by email and little else. Repairs, when needed, were typically substandard in quality and overpriced. They often used a maintenance company, RAM Enterprises, that we later discovered is actually owned by them; a fact they don't volunteer. We often had to remind them to conduct the annual inspections that are promised as part of their management contract. On one occasion, the managing agent reduced the advertised rent (something we would have agreed to if consulted) and when confronted about this, cited the contract as granting her this authority. Upon reviewing the contract it explicitly doesn't grant this! Amazing! All in all it was seven years of unpleasantness that we would have terminated far earlier had we not been overseas at the time. In fairness, 90% of our interaction was with a single manager, Mrs. Nord. On the few occasions we did interact with another employee of this business, they did seem more service oriented than what we typically experienced from Mrs. Nord. Given our overall experience however, we would advise finding another management company.
Description of Work: We used this company to manage the rental of a single family residence in Folsom, California after we were assigned overseas for four and a half years and following our return to the US for another 2.5 years. Duties included locating and screening renters, annual inspections, and maintenance, as well as collection of rent.

None of the described or standard property management services were performed other than depositing rent that was handed in. No effort was expended for delinquent tenants. No effort was expended to rent vacant properties. I was an out of country property owner and have found that Homepointe didn't perform standard duties on my properties as they knew I wouldn't be able to check up on them. When I was able to check up on them, I found that there was no effort to advertise, show, or rent properties. Routine property inspectoins that I was charged for were never conducted. In my opinion, a fraudulent business. If you are looking for a property manager, please keep looking past Homepointe.

Each month I would receive a statement and a check for whatever was left of my rent. There usually were expenses I had no idea I was incurring, although the statement was so convoluted that it was hard to tell. I was charged over $1000.00 over several months trying to fix the AC/Heating unit, and was finally given a bid for over $7000.00 to replace it. My renter was furious that he did not have air conditioning during our heat wave, and moved out. I fired this company, put in my own tenant, and had the unit fixed for $142.00. Dealing with this company was an absolutely horrible experience.
Description of Work: I was charged the above management fees from Jan. through August of this year. Homepointe ''managed'' my property -including collecting rent, annual inspections and repairs, all entailing extra charges.
