They are unresponsive - you never know if they will call or email you back. They do not get the property rented in a timely manner - it has gone vacant for many months at a time only for me to find out that they hadn't even bothered to advertise! They don't contact me at all regarding the monthly rent rate - they will arbitrarily lower it without running it by me at all. They have chosen very poor tenants over the years. I can see one bad one out of the bunch over an 8 year period, but they've selected a couple of extremely bad tenants (we're talking eviction, property damage). The current tenant is just awful causing over $2000 in damage to the property as well as causing fines assessed by the HOA due to noise complaints and so on. The Spaven Company actually sent me all the bills for the damages the tenant caused rather than force the tenant to pay - or at the very least give the tenant a warning and require a higher security deposit. I am having to hire a lawyer at this point because The Spaven Company is not responding to me and it is costing me thousands of dollars. I've never hired a lawyer in my life, but I'm at a loss as to what to do at this point. Their website looks professional, but don't be fooled. George Spaven is not to be trusted, and his assistant, Lupe Renteria, isn't very sharp. I have to spend quite a bit of time just managing them. They charge 7% of the monthy rent which is lower than the 10% some firms charge, but for the level of service, 7% is very expensive. ($52.50 is the monthly management fee - on top of initial rental fees, etc.). I pay them over $600 year to do pretty much nothing. I would pay more to someone I can trust to ensure the property is actually being managed so I don't have the headache.
Description of Work: I hired The Spaven Company about 8 years ago to manage a condo that I own in Redlands, California. I was moving away from California and they were recommended by a real estate agent that helped me purchase the condo. The service has been subpar, but I put up with it for some time simply because I was busy and because I live in New York City and wasn't sure how to find another property manager being so far away.
