And the mortgage broker for our condo buyers almost had us lose the deal!!!! |Eric was able to process information and was very responsive in keeping us informed despite the new TRID regulations and the multiple extensions and loan lock extension (due to our buyers inept broker... Not due to Eric). |I cannot reccomend Eric melson at Jadestone mortgage highly enough!!!

In over 43 years of obtaining real estate loans, ERIC MELSON is, by far, the BEST loan officer that I have ever dealt with. Let's make the decision easy for you. I am 63 years old. I am an "accredited investor". I have been through more loans than I can count, including purchase money, refinancing and syndication loans on both residential and commercial properties. The loans have ranged from the $15 thousand to over $30 million. Although most loan officers and lenders seem happy to hear from me, once they receive my half inch thick tax return and a sample of the documents necessary to process my loan, I never hear from them again. A few call me back explaining that my financial situation is so complicated that I need someone who specializes in such cases. I was almost 6 months into refinancing a HARP 2 loan on my rental house in El Dorado County when I decided that the company who was handling the refinance was incompetent. Although I could write a book on why, let's suffice it to say just "incompetent". I found ERIC on Angie's List. An "A" rating doesn't mean nearly as much to me as why the "A" rating was received. When someone receives an "A" rating for doing something easy to do, that's nice, but when someone receives an "A" rating for handling something that is extremely difficult to do, well now you have my attention. Reading reviews on how ERIC had gone WAY beyond what anyone could possibly expect, really impressed me. I had hopes, not high hopes, just hopes. To make a long story not quite so long, this guy is AMAZING. He answered the phone at 8:00 am. He answered the phone at 8:00 pm and pretty much anytime in between. On the rare occasion that my call went to voicemail, he got back to me so quickly that I hardly had time to think. He thinks past the here and now. He anticipated possible future concerns and made suggestions and offered solutions in advance. He is extremely polite and always made me feel as if I were his most important client. I also truly appreciated his loan processor, ROSANA FARINAS. Although I never talked with her, the e-mails she sent were timely, clear, to the point, yet still friendly. The loan closed on schedule at a much better rate than I could find elsewhere and went smoother than any other loan transaction that I have ever had. . . AND probably the most important thing of all: Would I call him back to handle another loan for me? That's easy. I just did.

It went wonderful! Eric did excellent work for me. He got everything completed very quickly, he did everything perfect on my loan, and stayed in contact with me until it was finalized. I just want to thank his company for doing such a great job! I would give them an A+ if I could.

He attempted a traditional refi but due to my LTV ratio i did not qualify. He contacted me once the new HARP program was approved and available to homeowners. He kept me abreast of the progress but we ran in to a glitch with the FANNIE MAE system. I qualified for the 2.0 financing but the system kicked out a disapproval rating. Eric worked tirelessly on my behalf including working with other lenders and office contacts at FANNIEMAE in an attempt to get a system approval. The contact at FANNIEMAE was able to validate that I should qualify but was not able to overwrite the system. Exhausting all avenues to get an approval, Eric got in in contact with my Congressman's office where I filed an issue resolution request. Within 2-3 weeks, Eric contacted to to let me know that FANNIE MAE had installed a HARP 2.0 system software update. He rendered my info and received an instant approval. Without ERIC 's persistence and follow up, I believe I would still be paying a mortgage with a much higher interest rate.

Being in a 10 year ARM that was underwater, I was very nervous about what would happen when the principal loan started in 3 years. I was very anxious to get into a fixed mortgage but was having difficulty as, with the property underwater, the loan amount I needed exceeded the value. When I read about the HARP 2.0 program, I contacted my original lender whose response to me was "sorry, I've heard about underwater refinancing but no one is really doing that in practice". Frustrated, I began searching around. Jadestone Mortgage was reccomended to me and Eric contacted me immediately. While the process took a while (about 4 months start to finish)--- Eric was extremely responsive to any questions I had. He checked in every few weeks to give me an update, and was proactive when new documents were needed. In addition, whenever there was a change (he was able to initially get a loan secured at one rate to make sure it was locked in but kept searching and found an even lower rate) he called me to inform me of what was happening to make sure that I was fully informed and included in the process. When all was said and done, Eric got me a very competitive rate and moving from an ARM to a 30 year fixed only raised my monthly payments by $15 a month. When I had tried to refi several years ago, the difference in price between the ARM and the fixed rate was a few hundred dollars (making it prohibative for me at that time)... so I was already expecting an increase in payment! Eric's hard work made the difference in price negligable. I am now in a 30 year fixed mortgage and am MUCH more comfortable knowing that my loan will not reset. In this housing marking, having the stability and confidence in knowing my mortgage payments will remain the same takes a large amount of financial stress off of my shoulders. Eric even followed up several weeks after my loan documents closed to check if I had any questions and to make sure everything from my new loan company had arrived and was going smoothly. I could not be happier with the service from start to finish.
