Mike's great. Very detailed information and he has good suggestions while keeping costs reasonable.

Mike literally saved the day with his inspection. He was able to locate the septic which turned out not to be a legit septic and which helped give honesty to a property that was incorrectly listed at my time of escrow as having a legit septic. He was patient and provided a very detailed, professional report. It resulted in an addendum being issued to replace the septic and ultimately I canceled escrow on the property due to lack of agreement between the Seller and I on an extension to get more inspections done. I can't thank Mike enough for his patience throughout that entire process. The listing has since been corrected to reflect a need for a replacement septic, so that future potential buyers will not have to go through what I did and all the surrounding hassles. Mike brought light and honesty to a listing needing that extra nudge. I wish the Seller well and future potential buyers well in the sale and have no regrets. I have hired Mike again to do a sewer line inspection on the new escrow I'm in, in the town of Nice, CA. He's terrific.

Christmas Eve and we have no hot water. Placed a call to Mr. Rooter they arrived early in the afternoon just as promised. Discovered the elements in my electric water heater were failed. Their staff informed us every step of way they went and got a water heater from a local supplier and came back same day and even though it was Christmas Eve their staff worked until 7 pm to make sure that we would have hot showers Above and Beyond the call of duty

Very pleased we didn't have to buy a new $2000 sump pump. Michael got us working in a short amount of
time, I will call him when we need to replace.

They came out as scheduled checked with the County regarding property lines took out permit fixed problem. Unfortunately the tree that had the roots cut fell down the next year but it broke above the roots so I don't think it was caused by cutting the roots. Just an act of God.

I called them after Router Rooter tried to fix the problem and charged me $1800. and refused to return to finish the job. Mr Rooter came the next day, rented the equipment they needed, talked to the County inpectors and guaranteed the job for 5 years. This was done in the middle of rain storms. The roots were causing the plumbing in the house to backup and inconvience my tenant who had health problems. They give you the price up front not an hourly rate like Router Rooter. I had used them previously but then they left Lake County. This one is in Mendocino County and was just opened last year. You talk to the owner not some secretary or receptionist like Router Rooter. If I have a major emergency like this which I hope I never do I would use them again.
