The first hint that something was amiss was water dripping from the ceiling of our garage and forming a large puddle on the garage floor. I used plastic buckets to catch the water and went upstairs to investigate the cause of the leak. The carpet in one-half of an upstairs bedroom, located directly over the leak in the garage, was completely saturated with water. Dark spots were present on a bedroom wall which is a common wall with a shower in an adjoining bathroom. The bathroom floor also had puddles of water. I turned off the water to the house and moved as much furniture as I could out of the bedroom into a dry area. I called my insurance company, then a plumbing company (ARS; reviewed elsewhere on Angie’s List 5/16/2013) to fix the broken water pipe.

The plumbing company fixed the leaking pipe in relatively short order, then recommended Emergency Services Restoration (ESR) for dry out and Immediate Response Restoration (IRR) to perform demolition of water damaged interior walls, ceiling, and floors.
Following one day of preliminary drying by ESR, IRR arrived on time and immediately started work. Demolition took about 2-3 hours. They did a thorough job, protected unaffected areas with plastic sheets, cleaned up after themselves, and hauled all debris away. They did good, careful work to prepare the damaged areas for further drying and ultimate reconstruction. I have no negative criticism of their work and am pleased with what they did.

Several days later, during the onsite inspection by my insurance adjuster (State Farm), the adjuster examined the invoices for the companies that did the plumbing, drying, and demolition work. The adjuster’s comment was that the $1591 that IRR billed for demolition was high for the amount of work done. As a result, if I ever need to have demolition work done again in the future, I will very likely go with another company whose rates are more in line with industry standard. Nevertheless, IRR’s work was of very high quality.

They provided a complete estimate for submission to my insurance company prior to completing the work. There were some problems with scheduling which required me to be flexible.
