Specialty Inspections

They did inspection and reported section 1 issue on roof so I hired them to fix it. They said all work is done and charged me. Later I noticed hole in roof with broken tile from window, I took a picture and sent them, they sent some one to patch it since they broke it but again it was half patched and left. I was told it's only visual no problem with it. Few days later my roof started leaking. I called again and the sent someone to fix. I was told it's fixed and I went to my window to see, they again took out the tiles and left the roof open with a hole. Called them again and they are going to send the worker back. Ordeal is still going on....

Did a great job and explained everything in detail. Very friendly and inspected everything in detail. Report was well documented and easy to read. I like the summary sections at the end. Would highly recommend to a friend.

The did a roof inspection on a newly purchased house and performed the recommended maintenance work.  They worked with me on the price and quality of the work looks good.  Plus they have a 2 year leak free warranty.

Specialty Inspections was recommended to me by my realtor. She has used many home/pest inspection companies but she said this one was very thorough and professional. She was correct. Specialty Inspections found water problems at the first house we were looking to buy, and then helped us with inspection at another house when we decided to not go through with the first one.
Specialty roofing also did some repairs on my roof after we moved in based on the findings from their inspection report.
The person who came was very punctual and corteous. Peggy Smith, who coordinated the appointment at their office, was also very friendly and prompt to my emails/calls.

We have had them come out several times.  They always come when they say they will come, they are professional.  They are in and out and we haven't had any problems.

The inspectors sent by Specialty were punctual, professional, knowledgeable and thorough.  When it became apparent that the crawl space presented access issues, Specialty sent another (smaller) inspector the following day, without additional charge. The written reports were delivered promptly.  The inspectors were also generous in responding to emailed follow-up questions, again without additional charge.

The pool inspection arranged by Specialty through another firm was excellent.  However, the roof inspection arranged by Specialty, also through a separate firm, was not helpful at all.  We ended up going to a different roofer for follow-up work.  (Note that Specialty's website borders on the misleading when it states that "Specialty is your one source for home, termite, roof, chimney and pool inspections"--the roof, chimney and pool inspections are outsourced.)

They seemed very comprehensive. They seemed very straight forward and were able to listen to my questions related to environmental issues. They also answered my questions on the chemicals that they used, whether or not they would harm my pets and whether I had to deal with throwing away the food which I did not. Their customer service seemed to be very good because whenever I called or emailed them the questions that I had, they would try to get back to me very quickly. Their representative that came to do the treatment was very efficient and punctual. He answered all my questions and they basically did what they said that they would do. Their price was lower compared to a quote that I had received from the other service provider although I wish I had taken a quote from another service provider as well. But their price was reasonable.

I meet inspector at the property and he was right on time. The inspector also happened to be the owner. I explained to him that I was interested in purchasing home and I needed a detailed inspection. He asked if I wanted to accompany him during the inspection so he could explain each of his findings. I took him up on his offer and it was extremely informative. He found and pointed out things that I had not even considered. In all it went very well and no major surprises. I used his inspection findings to negotiate a better price on the property. I ended up purchasing the home and currently live there.

They did the chimney. They subbed out the chimney and then they just looked at everything in the house to find problems like pests and defects. Overall, it went well. They did a thorough professional job.

I recommend his service as Mark does a great job and if problems do arise he stands by his work without hesitation.

Specialty did our inspections before we bought the house and discovered Section 1 damage. We negotiated with the seller to pay for this item so it should have resulted in no cost to us. While they were working, the workers threw materials off the roof into the work area of another contractor building a patio and didn't seem to care that they were interfering with his work (as reported by the patio guy, which we trust); we weren't home. After the work was done and the tiles were left off the roof we contacted them to find out when they were coming back and they informed us that they don't replace roof tiles and we have to hire someone else to do this. Luckily, we had a roof inspection also before buying the house so we asked him to come back and quote us to finish the job. He discovered by comparison to the initial inspection report that Specialty had broken some of the tiles when removing them. The reason I'm giving them an F is because I'm not sure anyone would have told us if we didn't have the pre-purchase roof inspection to compare against. We contacted them to ask what they were going to do about the broken tiles. I got an email back that they were reviewing the issue. That was a week ago and I haven't heard anything since. So, in short they were hired to do work that would not result in cost to us (paid by seller) and ended up costing us $1200.00.

THE HOME INSPECTOR THAT CAME TO OUR HOUSE WAS VERY PROFESSIONAL AND THOROUGH. HE GAVE ME A COMPLETE EVALUATION OF ITEMS THAT HE FOUND IMMEDIATELY UPON COMPLETING HIS WALK-THROUGH.

THE TWO MEN THAT CAME TO PERFORM THE REPAIRS WERE VERY PROFESSIONAL AND COMPLETED THE WORK IN A VERY TIMELY MANNER. THE WORK APPEARED TO BE TOP QUALITY.
