It took our condominium over a year to solve problems with insurance (ours, not Roofing Only?s) and for us to be able to start the rehab of our building. All eight units on the 3rd floor had to be vacated for well over a month; and the two 2nd floor units were inconvenienced with briefer stays elsewhere and with workers in their units - to get the $300,000+ job finished -- that?s another tale!
I wrote of this right after we had the problems?. I asked for help from Angies List but heard nothing from you.

All 8 units on the top floor were drenched on October 25, 2011. We called Carlos Gonzalez, who came right over. Then Roofing Only brought in a cover, and put drying equipment under that cover on the roof

We had called their insurance company immediately, who said they didn't insure condominiums and that Roofers Only did not get an "Open roof" endorsement. They knew it was a condominium, because the rep assured us about the 'complete' insurance --- incorrectly; (that is a polite way to put it). Essentially Roofing Only was NOT properly insured.
After a few days, when the plywood was "dry enough", they "finished" by putting down the Dibiten (sp?). The roof leaked a few times after that, and the leaks were eventually fixed with some kind of tar-seal. Beyond that, they did no more work.
Our heating had been ceiling radiant heating - wires in the plaster ceiling. Our insulation was soggy. Two of the units had ceilings that fell down before they could be taken down. All the other ceilings were soaked. The heat was all gone on the top floor with the wires and water and mess. Two units on the 2nd floor also had water damage that undid their heating. Carlos was in the building and accompanied us when we went through the units with a remediation/reconstruction contractor to look at the damage that showed by then (about a week after the rain).
They never tried to level the roof and when it rained after they had "Finished" the basic roofing, there were huge ponds that stayed there after rains for nearly a week. Carlos did not try to get in touch with us except to get more money to get the elastomeric coating. We informed him we would not continue with them.
We hired a roofing expert who gave the job a poor evaluation -- torch-down badly applied that singed the roofing; no effort to reduce ponding; poor seals where the roof and the wall-caps met(!); in short, a very poor job; and Carlos evidently did not to have the approval of the makers of Dibiten, so we didn't have that to fall back on either.
Our own HOA insurance company (Allstate) did agree to fix us up. BUT They took well over a year to give us barely adequate coverage to replace like with like in kind, and quality. We are, only in mid-January 2013, able to go over punch lists (interminable!) and start resettling our units. Eight units had to be vacated for 4-5 weeks for work to be accomplished.
An interesting note: We were told that Roofing Only had declared bankruptcy. So they could not pay Allstate's subrogation nor would they pay us for damages not covered by Allstate.
In the past few weeks we have seen advertisements from "Roofing Only" for great service, completely insured, and with a good reputation. I pity anyone who hires them.
DO NOT PUBLISH THIS YET> I am really concerned about getting sued. I am not wealthy, nor is the HOA. Please get in touch with me, or the current Board, and make sure that neither the HOA nor I is not going to be sued. I have told the truth as I know it, and I am dismayed that they are still in business with not even a slap on the wrist!
