Todd is amazing, and helped us land our first home. I'd recommend him to
anyone; I especially liked him bc I am (still) extremely suspicious of
the entire real estate industry, the financial industry, and brokers in
general. Todd has been around the block in his professional life (even
having driven around a FedEx truck!). I settled upon him when I realized
his 1) unlove of money (he could care less about $$, he just loves
working and his independence as a broker), and 2) his past life as a
contractor. Having himself worked on houses, Todd is able to scan
various surfaces and infrastructural elements, and "read" a property it
like a book, for example, what choices have been made here re. the
insulation in the crawl space, or there with the improper venting of the
sink drain. After our purchase we had to remove the chimney, and were
quoted 14K. We just could not afford it. So Todd broke the chimney down
into related chunks. With a friend-vendor knocked the chimney down
himself. Then he separated the replacement of the outer foundation/wall
and inner wall/floor, using separate vendors. Tracking the entire effort
was more complicated, but Todd handled it, making the cost approx. 9K.
More, Todd is great when it comes explaining and guiding clients through
big or small environmentally-conscious ideas and decisions (perhaps
enhanced by his love of Ted Talks). Finally, before we landed this
wonderful house, we were in escrow with another. Todd and I went to the
city hall and pulled the property's records, and saw that one bedroom
and one bath were unpermitted. We talked all night about workarounds and
best-worst case scenarios (keep in mind there's a lot of unpermitted
stuff out there!). The next morning Todd called me to tell me ... not to
buy the house. We canceled escrow. What kind of broker puts in hours of
work on a client's escrow property, and then tells the client not to
buy? An honest one.
