Brinegar Construction remodeled a fourplex we just bought in Los Osos, Calif.
They gutted and rebuilt the kitchens and baths. Also fixed ceilings. Poured new patio
and drive. Increased the monthly rent for each by $400 a month.
Planning on buying another fixer upper and turning it over to Brinegar Construction.
We recently (February 2014) found that the drain work done during our remodel was not done correctly. The company that fixed the problems explained that none of the connections made to the existing drain were done correctly. An existing bathroom in which a tub was replaced had the wrong type of trap installed, which could have come off and left all of the drain water from this tub to drain under the house onto the ground instead of into the drain.
David assessed the situation, took measurements, answered all questions asked, and provided a number of good suggestions and alternatives for building the kind of arbor we wanted. He was professional, friendly, and thoroughly explained how the job would be done. He promised to provide an estimate within 24 hours. He told us the job itself would take about three or four days. This surprised me because the previous contractor (highly touted in Angie's list) said it would take two weeks. (Of course, this was the same guy who arrived 45 minutes late for the initial appointment, and took another week just to submit an estimate.) Anyway, after David left I had a very good feeling that we had found the right guy for the job.
We received David's estimate the very next morning. It was actually two estimates depending on the type of wood and finish we wanted to use. Both estimates were lower than those submitted by the two other contractors. I called him to find out how soon he could commence the job. Don't recall exactly, but it was within a week's time which was perfect for us. We signed a contract later that day.
Practically everything went according to plan. Work commenced on the agreed date, and it took three and a half days. The crew always arrived on time, and kept busy every moment they were here. Every time I would peek out the window or go out back, no one was ever standing around. This was a very well-oiled machine.
The job would have only taken three days but for one glitch. Once the arbor was up, I noticed that the posts were offset in a way that was different from the old arbor. Esthetically it sort of bothered me, but there was nothing in the contract that addressed the issue of how the posts would be aligned. For all intents and purposes the new arbor did look good, and to re-set the posts at this stage seemed like it would be a lot of work. I addressed my concern to David, and his response was amazing. If I wanted the posts re-set, that's what they would do.
It was the end of the day, and I thought maybe I was just being picky. The new configuration didn't bother my wife, and so I told him I wanted to sleep on it, and would let him know the next morning whether to leave things as they were or not. About an hour later I received a call from David. He said he had been thinking about it, and agreed with me about the post placement. It bothered him too. No decision on my part was required. They were simply going to make the necessary corrections the next morning, which of course, they did. He wanted me to be satisfied. There was never a discussion or suggestion about and quot;well, this is going to cost you more moneyand quot; or anything like that. I can't tell you how impressed I was at this gesture.
The arbor looks great, the roof no longer slants, and I feel safe sitting on my back patio again. Without qualification, David Brinegar will be the first person I call for any future home repair needs.
He finsihed ahead of schedule and the cottage now rents for $300 more per month.
They were on time every day and sometimes worked 12 hours to meet deadlines.
Mr Brinegar returned every phone call.
