A little pricey, but a very thorough appraisal.

he level of professionalism I would expect just was not there. Roger turned up 30 minutes later than our appointed time. He never called to give me an update on his ETA, and didn't acknowledge his tardiness upon arrival. He wasn't in my home for five minutes when his phone rang. He took the call and didn't even say "excuse me for a moment" as he proceeded to carry on a conversation, albeit a brief one. Again he didn't acknowledge nor apologize for taking the call, which in my mind is unprofessional. As for the comps he used, one of them was very stale - eight months old, although there have been numerous sales in my neighborhood much more recent that could have been used in the report. Thankfully I had another appraiser doing a report for me at the same time, who was more professional and produced an extremely detailed report with much fresher comps. This appraiser took about a week longer than Roger, was a little more expensive, but judging from what was delivered, a lot more work went into it and the higher fee was justified. By the way - the other appraiser's valuation of my property came in almost 25% higher than Roger's and reflected a much better knowledge and description of the neighborhood and market conditions herein. For others considering using his services I would suggest that you also hire an additional appraiser so you have something and someone else to work with. This was the advice given me by a friend who sold her home recently, and I think that is the way to go.

Roger is a seasoned professional with 30 years of experience. He was very accommodating with his schedule since I live out of town and could only meet him in on a Saturday. He's very personable with an encyclopedic memory of sports and music. He promised me an appraisal within a week and he met his own deadline. You'll like working with him and I highly recommend that you do.

The appraisal was a complete, professional job. My only minor complaint, reflected in the score, was the appraisal was delivered 3 days later than promised.
