Trusted National Escrow

Trusted National Escrow (TNE) was chosen by our Buyers broker.  What a mistake to agree to their services. 
It started with opening escrow.  4 days into a 21 day all cash close we still haven't heard from TNE at all.  We reach out to them and ask them the status of ordering the HOA docs (obviously the 1st thing that should be done) and she says "oh here's directions for you to do it and by the way it takes 10 business days, so you should probably pay the extra $100 fee to expedite it now."  So we should pay the fee b/c she didnt order the docs for 4 days?!  Fast forward to about a week before the close, we still haven't been told docs arrived.  We call TNE to ask about the status and are informed they have no record of them being ordered.  However, we have a paper trail from escrow confirming they were ordered.  When we ask escrow she says "oops, I was on vacation and forgot to check my notes.  I actually have them already, Ill pass them along to the buyer now." Ugh!!
 
In addition, TNE sent all docs electronically and we were responsible for printing and mailing them all back out of pocket.  In addition we had to schedule our own notary and pay for that out of pocket as well.  However, we were still charged a $60 shipping and handling fee although nothing was shipped.  Wire fees, they will charge you twice for those and they charged us $100 for a Loan Doc E-Download fee.  When we confronted them about a Loan fee when we didnt have a loan (since it was an all cash deal) her answer was "Ill remove the word loan." But, she still kept the charge!
Here is the kicker.  They didnt even close on time and our close was delayed 4 days b/c it was a holiday weekend.  They didn't set the loan up to record as per the contract, despite us calling them multiple times in the days leading up to close to ensure they did their job.  They said that the buyers deed didnt arrive until the afternoon (just after lunch) and she was "too busy" to get it done, despite her knowing the deed was overnighted to arrive that afternoon.  We spoke with her boss and she backed her employee that 3 hours isnt enough time to record AND they refused to pay the hundreds of dollars of extra PITI we had to incur b/c they didnt set it up to record as per our legal contract.
I cant even imagine how much worse our experience could have been if an actual bank was involved.  If they cant handle something as simple as a 21 day all cash deal on time, that's a serious red flag.  Unless you like to get gouged in unapplicable fees at closing, pay days of extra PITI b/c they "dont have time" to do their jobs and like to micromanage and follow up every day...look elsewhere!
