The crew that did the bulk of the work did great work, is reliable and friendly, and was careful to clean up the site at the end of the day. One of the most valuable talents of a general contractor is knowing who the good tradesmen are and I was pleased with all the subcontractors that DM Building brought into the project.
The project proceeded smoothly. There were no interruptions except when waiting for materials to arrive. Otherwise, there was someone here every day and Danny visited frequently to ensure the job was progressing satisfactorily. In addition, he was readily available by phone or text when not on the job site.
In a project like this there are many small design decisions that have to be made along the way, but I knew if I wasn't available I could count on Danny or his crew choosing a good option instead of the easy one. There are always snags of course, but I always felt I could discuss the problems openly and work together toward a productive solution.
The result is a storage space that I'm pleased with and would not have happened without the skilled and dedicated workmanship of DM Building.
.I have known Danny for a number of years. We worked together in the construction industry. He is a hard working motivated contractor, understands the business well and keeps up to date on new codes and technology. I recommend him frequently to friends and former clients. He is honest and reliable. He won't up sell a job and will not take a job if the time frame is unrealistic.
At the bid stage, Danny Montijo (CEO of DM Building) provided the most detailed proposal by far. His pricing was also very competitive. He had been recommended by the architect who had drawn up our plans and he was at the top of our Angie's list search as well. We made our decision to go with Danny based on the referrals, his bid and phone conversations. He proved to be a very good communicator throughout. Since he doesn't do any of the hands-on work himself, he was very prompt in returning calls - phone/txt/email are his main personal tools. His very detailed bid/estimate proved to be a very helpful document throughout the project, as it was easy to see what was included and what wasn't.
Quality-wise, the project was first class. During our periodic visits, we were able to talk not only to some of his team, but also to some of his subcontractors. Danny's requirement for high quality was constantly brought up unsolicited. Subtle aspects of higher quality were regularly pointed out. - from tile work, to painting, to cleaning up. Really, at every step, every decision.
The bid was fixed price; we never had a situation where Danny came back to us and complained about an aspect of the project going over budget if the task proved more difficult than expected. He was extremely fair and ethical. He was also straightforward - if he ran into a problem or felt he needed to recommend something that was originally outside the scope, he did so, provided a price, and we felt it was fair. Some of the discoveries during the demo and remodel were ugly ones in terms of budget and schedule (e.g. we learned we needed to re-pipe all hot & cold water and there was a recommendation to install all new drainage under the house, which we decided to do). We also made requests for additions/modifications that were outside of the original scope, such as adding some electrical, putting new insulation in the attic, etc. In a couple of cases, costs of the scope additions came back higher than expected, but we never felt like we were being taken advantage of - it was just a matter of the actual costs being higher than what we expected based on initial verbal discussions.
Another positive aspect was Danny's willingness to provide his opinion (or say he didn't have one), if we asked him a design question. In a couple of cases where Danny had strong feelings about a particular design plan that we hadn't yet implemented, he volunteered his opinion. A couple of those recommendations proved to be very beneficial. Danny was also helpful in steering us toward products (e.g. doors & handles) where had no knowledge of what to order or specify. He recommendations were generally for high quality at a good price with a proven vendor.
Danny was also very skilled in managing interactions with inspectors. His good people and communication skills are very valuable in those aspects. He handled many behind-the-scenes aspects of the project without us having to worry about them.
The only "problem" we had with the project was overall schedule. The project was supposed to take 4-5 months, but wound up taking much longer. One factor was the long-distance/remote nature of the project. Our general inexperience in remodeling/construction and our lack of availability when certain decisions needed to be made also played a role. Another factor was availability of subcontractors or crews. The project was done during a period of peak demand for good GCs and subs; one of the unpleasant learnings we had as clients was that project schedule was more dependent on subcontractor availability than anything else and that GCs have little to no control over that aspect. Even with his own staff, our project was competing with other commitments, so a delay on our end with a decision sometimes translated into subs or his own staff no longer being available. For quality and cost reasons, it appeared that Danny uses only certain subs, so if a key one is not available when the project is at the "ready" stage, it can be a problem.
Good news conversations are easy to have; you find out about your GC and he finds out about you when you have to discuss bad news (such as ugly discoveries about the home's infrastructure that only become evident during demo or a schedule delay, etc). We found that we could have these difficult discussions in an open and respectful manner with no finger pointing or acrimony.
His staff that we interacted with were very professional and polite and clearly had good chemistry when they were working together. He has very experienced staff who like working for someone with a focus on quality and doing things right.
In the end, the overall result was outstanding in terms of how the remodel itself turned out. Danny lived up to his high marks on Angie's list. We have received many compliments about the remodel, including from subs who have worked on various aspects of it and know what they're looking at when they see the work of others on the project. After we moved into the home, if a problem popped up, Danny was very quick to respond and fix it.
On the payment and financing side, everything went smoothly - Danny was easy to work with and very fair.

We had moved to a different State during the repair process, and because of the scope of the project We were anxious as to it's progress. All emails and phone calls were answered very quickly. This was important because we had to pull the House "off the Market" and were very concerned as to when we could re-list it for sale.
The work done was excellent and when we needed advice concerning certain upgrades we were provided with excellent advice.
Reaching the company
- DM Building answers the phone! Any time I did have to leave a voicemail, I always received a call back.
- I was in a bind and Danny came out as soon as he could to assess the project. We agreed on a start date as well as temporary fix to help me continue with my business. I really appreciated his willingness to work with my business and craft a solution that didn't waste materials by being so temporary it would all have to be re-done as well as making sure this was agreeable to me.
- As the project progressed, any questions I had were answered and met with respect. I never felt I was wasting anyone's time nor did I feel that they were wasting time in completing my project. Even when I had questions after completion, DM provided prompt service.
Billing
- I received a professional, itemized estimate that clearly identified all elements of the project.
- Bills arrived as stages of the project were completed. Each of the bills identified the percentage of the item being billed for so even if I didn't already know where we were in the scope of the project, you could tell from the billing.
Punctual and Respectful
- I never had to remind DM that we had a scheduled start date and these guys put in a full day's work! I've had other contractors on site who spent a considerable time dragging the project out. When DM is on the job, the project is moving forward. Period.
- As hard as these guys work, at one point, I needed a later start time. They accommodated with a smile.
Quality
- During our initial conversation, I explained what I wanted done and promised to send pictures of the project before the damage occurred. Danny chuckled and said he had o worries that they could restore the site to its former condition and they absolutely did!
- As I delivered some materials one day, the tile layer pulled me aside and explained he needed more product and explained why. Apparently, the tile I delivered was sub-quality and he explained what to look for and assured me I would be happier with the end product. I appreciated the conversation as well as the tone, I delivered the tile, and he was right -- I'm extremely happy with the final product!
Overall, I'm extremely pleased with my experience working with DM Building and highly recommend them.
Danny and his crew are dedicated, hard working professionals committed to delivering quality service. They met or exceeded all of our expectations in a timely manner and stayed within our budget. Communication is open, making it easy to schedule things or discuss any problems or questions that arose. They bring years of experience to the table and will work with you to make your ideas a reality.

Danny's crew is very professional (Ricardo and Tommy worked on our place). They were onsite at all times and cleaned up at the end of every day. Danny's subs were all great too.
We were a little worried about the language our two children might learn by living on a construction site for several months, but that was never an issue. Again, the crew and the subs were great.
I HIGHLY recommend DM Buidling. In fact, when they finished the job, my wife and I asked for DM Building t-shirts. I still wear mine on the weekends, and everyone that recognizes it has something nice to say about Danny--most recently the clerk at Trader Joe's in Oceanside.
This is our third home, and we've worked with 2 other general contractors and many sub-contractors over the years. Danny and DM Building are the best.
I would recommend Danny to anyone who needs a contractor. We will surely use him and his services in the future.

Outside of the latter mentioned front entry, I have used this contractor to build a $300,000.00 guest house, Kitchen remodel, 50' sculptured driveway with retaining wall, waterfall fire pit not mention smaller repair jobs. I can say each job was done professional, on time, and most importantly on budget.
