I wanted to finish my attic so it could be used for storage. DM Building has done a couple of projects for me before, so I called them to discuss this. It was a fairly complex project with various design problems, but I was able to rely on Danny Montijo to provide sound advice and found him to be very knowledgeable when it comes to finding good solutions. He worked with the architect and subcontractors to find the best way build the storage space I wanted.
The crew that did the bulk of the work did great work, is reliable and friendly, and was careful to clean up the site at the end of the day. One of the most valuable talents of a general contractor is knowing who the good tradesmen are and I was pleased with all the subcontractors that DM Building brought into the project.
The project proceeded smoothly. There were no interruptions except when waiting for materials to arrive. Otherwise, there was someone here every day and Danny visited frequently to ensure the job was progressing satisfactorily. In addition, he was readily available by phone or text when not on the job site.
In a project like this there are many small design decisions that have to be made along the way, but I knew if I wasn't available I could count on Danny or his crew choosing a good option instead of the easy one. There are always snags of course, but I always felt I could discuss the problems openly and work together toward a productive solution.
The result is a storage space that I'm pleased with and would not have happened without the skilled and dedicated workmanship of DM Building.

Excellent. Most of the work was done by the DM crew. I think the framing ans drywall were subcontracted. The crew cleaned up at the end of each day, they were personable and respectable. Danny was responsive to all comments and questions and regularly showed up to check on progress.
.I have known Danny for a number of years. We worked together in the construction industry. He is a hard working motivated contractor, understands the business well and keeps up to date on new codes and technology. I recommend him frequently to  friends and former clients. He is honest and reliable. He won't up sell a job and will not take a job if the time frame is unrealistic.

There were several challenges specific to this project. First, it is was our first remodel ever - so we were novice clients and needed a GC that could provide an extra level of guidance for us. Second, the project was done remotely - we lived 500 miles away and could only visit the project periodically, so we needed someone who was a very good communicator and easy to access. Finally, the home had never been updated, so there were many unknowns about what might be discovered during the demo and remodel stages. We bought the home in 2012 on a short sale "as-is" and rented it out until we started the remodel.

At the bid stage, Danny Montijo (CEO of DM Building) provided the most detailed proposal by far. His pricing was also very competitive. He had been recommended by the architect who had drawn up our plans and he was at the top of our Angie's list search as well. We made our decision to go with Danny based on the referrals, his bid and phone conversations. He proved to be a very good communicator throughout. Since he doesn't do any of the hands-on work himself, he was very prompt in returning calls - phone/txt/email are his main personal tools. His very detailed bid/estimate proved to be a very helpful document throughout the project, as it was easy to see what was included and what wasn't. 

Quality-wise, the project was first class. During our periodic visits, we were able to talk not only to some of his team, but also to some of his subcontractors. Danny's requirement for high quality was constantly brought up unsolicited. Subtle aspects of higher quality were regularly pointed out. - from tile work, to painting, to cleaning up. Really, at every step, every decision.

The bid was fixed price; we never had a situation where Danny came back to us and complained about an aspect of the project going over budget if the task proved more difficult than expected. He was extremely fair and ethical. He was also straightforward - if he ran into a problem or felt he needed to recommend something that was originally outside the scope, he did so, provided a price, and we felt it was fair. Some of the discoveries during the demo and remodel were ugly ones in terms of budget and schedule (e.g. we learned we needed to re-pipe all hot & cold water and there was a recommendation to install all new drainage under the house, which we decided to do). We also made requests for additions/modifications that were outside of the original scope, such as adding some electrical, putting new insulation in the attic, etc. In a couple of cases, costs of the scope additions came back higher than expected, but we never felt like we were being taken advantage of - it was just a matter of the actual costs being higher than what we expected based on initial verbal discussions. 

Another positive aspect was Danny's willingness to provide his opinion (or say he didn't have one), if we asked him a design question. In a couple of cases where Danny had strong feelings about a particular design plan that we hadn't yet implemented, he volunteered his opinion. A couple of those recommendations proved to be very beneficial. Danny was also helpful in steering us toward products (e.g. doors & handles) where had no knowledge of what to order or specify. He recommendations were generally for high quality at a good price with a proven vendor.

Danny was also very skilled in managing interactions with inspectors. His good people and communication skills are very valuable in those aspects. He handled many behind-the-scenes aspects of the project without us having to worry about them. 

The only "problem" we had with the project was overall schedule. The project was supposed to take 4-5 months, but wound up taking much longer. One factor was the long-distance/remote nature of the project. Our general inexperience in remodeling/construction and our lack of availability when certain decisions needed to be made also played a role. Another factor was availability of subcontractors or crews. The project was done during a period of peak demand for good GCs and subs; one of the unpleasant learnings we had as clients was that project schedule was more dependent on subcontractor availability than anything else and that GCs have little to no control over that aspect. Even with his own staff, our project was competing with other commitments, so a delay on our end with a decision sometimes translated into subs or his own staff no longer being available. For quality and cost reasons, it appeared that Danny uses only certain subs, so if a key one is not available when the project is at the "ready" stage, it can be a problem. 

Good news conversations are easy to have; you find out about your GC and he finds out about you when you have to discuss bad news (such as ugly discoveries about the home's infrastructure that only become evident during demo or a schedule delay, etc). We found that we could have these difficult discussions in an open and respectful manner with no finger pointing or acrimony. 

His staff that we interacted with were very professional and polite and clearly had good chemistry when they were working together. He has very experienced staff who like working for someone with a focus on quality and doing things right. 

In the end, the overall result was outstanding in terms of how the remodel itself turned out. Danny lived up to his high marks on Angie's list. We have received many compliments about the remodel, including from subs who have worked on various aspects of it and know what they're looking at when they see the work of others on the project. After we moved into the home, if a problem popped up, Danny was very quick to respond and fix it. 

On the payment and financing side, everything went smoothly - Danny was easy to work with and very fair.

I am extremely happy with my patio covering. Dan and his workers did an awesome job! They were easy to work with and I had confidence that it was being done right! This was a small job for them. It may have taken a bit more time than it should have but it is hard to find good (busy) builders who will squeeze in smaller Jobs. Expensive, but I believe you get what you pay for!

All work was very professional.  I provided the door and the contractor installed after making the cutout.  All the workmen were courteous and respectful of my property.  The installation was to exact specifications.  Absolutely no short cuts.  I would use them again.

The job went very well. We were kept well informed at each step of the project as to it's progress
We had moved to a different State during the repair process, and because of the scope of the project  We were anxious as to it's progress. All emails and phone calls were answered very quickly. This was important because we had to pull the House "off the Market" and were very concerned as to when we could re-list it for sale.
The work done was excellent and when we needed advice concerning certain upgrades we were provided with excellent advice.

- DM Building answers the phone! Any time I did have to leave a voicemail, I always received a call back.
- I was in a bind and Danny came out as soon as he could to assess the project. We agreed on a start date as well as temporary fix to help me continue with my business. I really appreciated his willingness to work with my business and craft a solution that didn't waste materials by being so temporary it would all have to be re-done as well as making sure this was agreeable to me.
- As the project progressed, any questions I had were answered and met with respect. I never felt I was wasting anyone's time nor did I feel that they were wasting time in completing my project. Even when I had questions after completion, DM provided prompt service.
Billing
- I received a professional, itemized estimate that clearly identified all elements of the project.
- Bills arrived as stages of the project were completed. Each of the bills identified the percentage of the item being billed for so even if I didn't already know where we were in the scope of the project, you could tell from the billing.
Punctual and Respectful
 - I never had to remind DM that we had a scheduled start date and these guys put in a full day's work! I've had other contractors on site who spent a considerable time dragging the project out. When DM is on the job, the project is moving forward. Period.
- As hard as these guys work, at one point, I needed a later start time. They accommodated with a smile.
Quality
- During our initial conversation, I explained what I wanted done and promised to send pictures of the project before the damage occurred. Danny chuckled and said he had o worries that they could restore the site to its former condition and they absolutely did!
- As I delivered some materials one day, the tile layer pulled me aside and explained he needed more product and explained why. Apparently, the tile I delivered was sub-quality and he explained what to look for and assured me I would be happier with the end product. I appreciated the conversation as well as the tone, I delivered the tile, and he was right -- I'm extremely happy with the final product!
Overall, I'm extremely pleased with my experience working with DM Building and highly recommend them.

After doing a complete bathroom remodel with Danny years ago, I knew I would definitely use his services again in the future.  When it came time to remodel our kitchen, DM Building got the call once again.

Danny Montijo and his crew have been a pleasure to work with. Calm, professional, helpful, and humorous, Danny has been a patient guide, clear communicator, and excellent troubleshooter at all steps of the process. His prices are fair and there were no surprises in the budget or billing. Add-ons were discussed and clearly labeled in the billing so we knew what to expect. Glitches (with existing plumbing and some subcontractor problems) got speedily resolved. And the quality of the work has been outstanding.. Danny can be a perfectionist and redid at least one job where I didn't even see a problem. In addition, most of his crew are also equally professional and friendly (without being intrusive). They really seemed to enjoy their work, their employer and their colleagues; and the work-site was meticulously cleaned up every day. Danny was very good at coordinating multiple crews and even working with outside service providers we had hired to do other unrelated projects (flooded water heater, electrical upgrade for AC). The project started on time (Oct. 2013) and would have ended 5 weeks early (even after having to unexpectedly dig up our driveway) except the holiday season and my indecision about cabinets got in the way. All in all as pleasant an experience as it gets.

Our project went incredibly well from start to finish. Despite hitting a couple bumps with unexpected issues behind the walls and in the crawl space of our existing home (along with a few of our plan changes), Danny still finished within two weeks of his initial plan.  And we were right on budget.
Danny's crew is very professional (Ricardo and Tommy worked on our place). They were onsite at all times and cleaned up at the end of every day.  Danny's subs were all great too.
We were a little worried about the language our two children might learn by living on a construction site for several months, but that was never an issue. Again, the crew and the subs were great.
I HIGHLY recommend DM Buidling.  In fact, when they finished the job, my wife and I asked for DM Building t-shirts. I still wear mine on the weekends, and everyone that recognizes it has something nice to say about Danny--most recently the clerk at Trader Joe's in Oceanside.
This is our third home, and we've worked with 2 other general contractors and many sub-contractors over the years. Danny and DM Building are the best.

The contractor showed up at the agreed time and did a very professional job with quoting. I requested  the bid to be line itemed and clear so I could make comparisons with other bids, which he returned within the week. Upon starting the job, his crew got the job done on promised schedule. There were not really any surprises and they actually fixed a small issue with the gate that had been irritating. I will absolutely use him again.

These guys are awesome!  They really care about their customer.  They are: Professional, show attention to detail, will do what they say, have excellent follow through skills, very clean and neat while on the job site, completley trust worthy, and the finish product is perfect.  Danny will have it no other way!  I highly recommend them for any building or remodeling need you may have, either at home or at your work place.

DM building has done work on probably 75+ homes for me over the years including my own home.  They are very meticulous, clean, and make sure that the work is done to your satisfaction.  Most importantly the work is done right the first time.  They do excellent work and I can't say enough about their work.  They can do every phase of work in a home, whether it is plumbing, electrical, drywall, tile, you name it.

Excellent!  Job took 5 days to complete.  Workers arrived on time everyday.  5 different workers; each has his own function. Everyone was curteous, friendly and respectful.   The bedroom turned out great.  We didn't noticed about the door being tight but they did and promised to send a person out to fix it.  That's prove that they are professional.  They want the job to be perfect.  Clean up was excellent.  I would recommend DM Building.

DM Building completed three projects for me.  The first project was completing a botched remodel by a contractor who had done shoddy work and gone bankrupt while doing a remodel of my custom home.  The second project was providing electrical, plumbing and installing a bathroom in a 7000 square foot metal barn.  The third project was a remodel and update to a condo.  Danny has good subcontractors and more importantly is on the job to be certain the work is done to his and the owners satisfaction.

The contractor was on site every day.  He saw that things moved ahead as fast as possible & co-ordinated all sub contractors.  As the walls were opened up there were many unforeseen surprizes.  But all were well handled.  I lived in my home during the renovation.  All workmanship was top notch.  Contractor billed weekly as work was completed.  He stands behind everything he is responsible for.

My house is now snug and leak free for the first time in 27 years.

It started on time, ended a week ahead of time.  Other than one delay (wrong kitchen cupboard doors were ordered) work was being done each and every day.  All the subcontractors were very easy to work with.  If we set up a meeting, they always showed up on time! Danny checked in regularly and was easy to contact by phone.  Got a call back usually within an hour.  Everyone seemed really interested in doing a great job and listened to my questions, thoughts, concerns and what I wanted.  I was impressed that each day, the team made sure things were cleaned up so life could go on.

Dos:  Know what you want and pick out as many of the materials as possible before you sign the contract.

Don't:  Add ons (items added after the contract is signed) seemed more expensive but you can't always think of everything before you get going.

DM Building did an excellent job and we are very pleased with the results. Danny has a talented crew that did the framing, window and door installation, and finish carpentry. The subcontractors he used also did quality work. Danny was committed to making sure the job was done right the first time, and that the job site was kept clean. He went out of his way to ensure we got everything we wanted in our house, even following up with the planning department when needed. He also came up with good solutions to any problems that we ran into. Danny was very organized and kept the project moving along, and was always very responsive. Since the remodel we have used DM Building for a couple small projects because we know the project will be done on schedule and the result will be high quality.

All went well and finished just as we needed the handicap addition.

DM Building is top notch!  I will continue to use them as my number choice!  They never disappoint.
