I called Grayson when I saw what I thought was termite damage on corner of our roof. Morgan came out and informed me that the damage appeared to be dry rot. The remainder of the house, including the attic crawl space was also inspected at no cost, and I was happy to find out that there was no evidence of any termite infestation. Additional dry rot damage was located at the bottom of one of the corners of the garage door frame.
Morgan was very professional and honest. He could have told me that I had a major termite problem. However, he told me that the issue was dry rot and provided me with a reasonable estimate for repair.
I used Grayson to repair/replace the damaged wood and was satisfied with the work. Thanks, Grayson. I do recommend them and would use Grayson again when needed.
Theft: They came out to the house twice. Each day they came out, the next day a ladder was missing. The first time it was an extension ladder, the second time a regular one. No. I can't prove they took them. But you had to have access to the house to get them - so that leaves the REALTOR or Grayson. The house was otherwise, unoccupied.
Inspection: You have one job. Find termite and dry rot issues. They did find some - but certainly not all. Like the pile of termite frass under the master bedroom window that you could see from 12 ft away. They missed that. In fact, I was so unimpressed with their ability to find termite issues, that I insisted the entire house be tented. That way it didn't matter that they missed a bunch.
Repair: I had a chance to talk to the sub contractor who did the repair. He assured me he was a master carpenter that used to work in Beverly Hills and that he occasionally helped out his son. He did a horrible job. The finish quality was horrible. He replaced some interior moulding on interior window trim with exterior rough siding! Oh my God. He used caulk to attempt to fill a 2and quot; x 1and quot; gap in the outside. It looks like absolute crap. You'd think that since I told him I needed to get a lot of other work done, he would have tried to get just one thing - just one - looking really good. Sort of as a show piece to say and quot;I know everything else I did was crap - but here - look here - this is what I CAN do if I try. Nope. Just absolutely horrible quality. The minimum was done and to no particular standards at all. I would never ever hire him to do anything ever.
Tenting: Well, it's too soon to tell if they did a good job. It comes with a three year warranty - so we'll see. Before they tented, the house had a really pretty weathervane on the top. After they tented, we found it tossed in the shrubs. But hey, at least they didn't steal it like the ladders.
