Company is very busy because the do excellent work, are reliable and stand behind their product. I first used Kavanagh Construction for post fire restoration in 1995; I have since used them for a condo remodel in 2007; home remodel in 2010, Home bath remodel in 2013, a condo remodel last year for resale - cited in this review, and another condo remodel in progress as I write this.

They were nice, professional and easy to work with. Patrick came out and then provided a quote. His crew did the installation. We bought these windows through Bruce Bauer.

We were initially planning to change the windows and sliding doors to double-pane. We selected this contractor based on recommendations from a friend and a local respected hardware store. When the contractor came out he gave us a very reasonable quote for that work, but while inspecting the sliding doors to the balcony in the master bedroom we pointed out some evidence of termite damage. He then told us, very professionally, what he thought was wrong with the balcony, which corresponded exactly to what the inspector said when we bought the house 10 years ago: the balcony was misdesigned and badly constructed when the house was built, and the previous owners had just fixed it and replaced the garage door header below it before we bought the house. After a number of discussions in the following weeks, we decided go ahead and have this fixed permanently before replacing all the windows. We decided that we really didn't want this balcony, hadn't used it in the 10 years, was not code-compliant and an eye sore anyway, so we suggested to turn the glass doors into a large window and the balcony into a roof matching the ones around the rest of the house. He gave us a reasonable quote for the work, and we decided to go ahead. We discussed a number of other remodeling possibilities of the bathrooms adjoining the balcony with the contractor with the idea of enlarging one bathroom while the balcony work was being done. He very patiently priced out the various options, but they all turned out to be above our current budget, so we decided to proceed with only the balcony work. The contractor got all the required permits. Considering the work was done mostly during the rainy season and with holidays and vacations interfering, the work was completed in a reasonable amount of time. As expected, during the work some dry-rot was found, including the garage door header, and those items were fixed at reasonable additional cost, as outlined in the contract. During this time we came up with a variety of smaller projects, including a small kitchen remodel and some electrical work, which were handled very competently and a reasonable prices. The contractor suggested vendors for a number of items, including a garage door vendor, from whom we eventually purchased a new garage door. Overall we were very happy with the high quality of the work, the flexibility and professionalism of the contractor and his workers and associates. While it is possible that we might have found a lower bidder for the work, we think that the price was good, and we recommend this contractor to others and we would very likely contract with them again.

Work was performed as promised and on time. Contractor was very accomodating to schedule work around my out-of-town schedule. Additional work (expected) required removal of additional stucco and drywall to prevent new water damage and complete the job "right". Painting not included.
