He is very efficient and we couldn't have found a better agent. He not only helped us through the buying process, he also found us extremely reliable home inspector, insurance agent as well and was on top of things with escrow, mortgage etc. making sure everyone did things accurately. -From a finance point of view, he got us in touch with a finance team that ultimately were able to get us a quarter point lower than our own bank was able to give, which was amazing.
-From a negotiation perspective, he was wonderful. Given his decades of service in this industry, he was able to tap into his network and use his relationships to get us the home of our dreams for $53,500 less than asking price. We were delighted. I have not heard of another realtor being able to achieve this.
-From an ?education? perspective, Mark was amazingly patient with us, taking us to all areas of Orange County to show what each city had to offer in our price range. This experience was invaluable, as it made our choice in the end of the day much easier, as I knew the style, layout and location was exactly what I wanted, and couldn?t find it anywhere else in OC.
The location that he ultimately helped us relocate to had all ?10s? for school, something that was very important to us with our new family (which we had expressed to him, and he took very seriously). When our house first came on the market, it was above our price range. However, Mark Lambert showed us the house, given it was very similar to other floor plans that we love. Because of Mark?s negation skills as well as his prior workings with the other agent, he was able to get the price significantly reduced. The seller was a bit difficult to work with, but Mark?s experience and knowledge of real estate helped us work through a difficult situation.
We also found that Mark knows many other top brokers in the area who are delighted to work with him. He also works with top notch vendors, escrow, title, inspectors, who were all amazing, but not more expensive, which was a big deal as our money was tight. Even after the purchase went through, he recommended an electrician, a plumber, and a handy man that we are still working with to this day! These individuals are incredibly competent and reasonably priced, which is indicative of the type of individuals Mark works with.
We found Mark to be up front, transparent (i.e. within an hour or so we knew everything he knew). His communication skills are excellent. Our experience is that Mark always has his customer?s best interest in mind. He really takes good care of his customers. We will refer Mark to all of our friends and you will be happy with the results he gets.
In addition to the above, my wife wanted to write a review of Mark from her perspective. To that end, here is her review:
I am a woman who just purchased her first home and I love it. Frankly though, Mark Lambert made all the difference. He answered all my questions in a manner that made it easy for me to understand everything. Even though I am very well educated, ?you don?t know what you don?t know?, which is extremely true when it comes to real estate. Marks 33+ years of experience (and 3000+ closed escrows) and real estate knowledge (he teaches real estate!) as well as his ?people skills? made us get the house of our dreams. His respect for all people is outstanding. I never felt neglected or ?talked down to? during the entire process. My husband was not always available to see houses or take Mark?s call, and I had a great relationship with Mark, and was comfortable making decisions for my family with Mark directly. His communication skills are timely and excellent. We were never in the dark. When he knew of something during this entire process (i.e. when we were looking for new properties on the market, or going through negotiations, or closing), we were informed within a couple hours.
As my husband mentioned, his negotiation skills were excellent and beyond belief, as evidenced by the price and interest rate we ultimately received. Mark gets along with other agents, but doesn?t give in. He knows many of the agents in the area, and because of that, he got his offer accepted, even with multiple offers on the table. He is not a lender, but he has mastered in finance and this experience resulted in us obtaining a lower interest rate.
We will refer Mark to our friends and relatives to Mark. We are sure he will be transparent and respectful of them as he was with me and my husband.

As we were driving to one of many showings, Mark noticed a beautiful Spanish revival style house with a "for lease" sign in the front yard. We came back to the property later that day and quickly decided that this was the place. Mark made contact with the other realtor and got the ball rolling. In most cases, this would have been the end of the story. Unfortunately, the landlord and the leasing agent were difficult to deal with. Trying to get a signed lease was like pulling teeth - delay after delay, and really poor communication. We really wanted the place and we were pressed for time, so the snags were very unnerving.
Mark took care of all of the details - lots of phone calls, e-mails, and some truly crazy running around to get the paperwork in order. He went above and beyond to make sure we were in the place by September 1st. This freed us up to handle the details of our move and of renting out our place in Boston. Through it all Mark was calm, reassuring, and a very gracious guide/host. We enjoyed a number of pleasant meals together, sharing stories and having some laughs.
Mark was indispensable to us during a very hectic three week period in our lives. He absolutely exceeded expectations, putting in a huge amount of time for a small lease commission. After everything Mark did to help us get in and situated, we consider him to be a trusted friend.
The market had a very low inventory locally at the time and we felt the property, which showed very well, would sell quickly. No one saw the market coolling off just as we listed the property. Mark kept us informed on market conditions and if any other properties were coming on the market that would compete against our property. After a period of time, we talked with Mark about lowering our price to see if we could get some movement. Mark felt we were on target with the new price, especially since other people were lowering their prices for properties listed well above ours and some listed lower than ours.
We still didn't get offers so we talked with Mark again about changing the listed from a sell the property to leasing the property. Mark agreed to the change even though the dollars involved for Mark would be noticeably lower than if the property was involved in a sale. We had a couple of offers come in very quickly. The first offer had major problems with the offer and we rejected the offer. The next offer was outstanding. Mark did his due diligence and wrapped the whole thing very quickly.
At that point in time when the new lease comes to a close and we list the property for sale again, there is only one person we'll list the property with and that person is Mark Lambert. We can't say enough about how he handled everything. There's others in real estate industry locally that take a ton of lessons from Mark's professionalism and his approach to dealing with the industry as a whole.
