I was referred to Ken by my real estate agent. His prices are unbeatable. He was extremely nice and professional on the phone and really that's the main reason I wanted to go with him. He had to come to the property twice and he was very understanding, which I appreciated. He answered any questions we had. He completed the inspection promptly and I received the report the next day. The report went through everything. I would 100% recommend using Ken for your home inspection!

I recently made an offer on a condo in Palm Springs and of course wanted a home inspection. I was provided with Ken’s name as a potential home inspector to contact. Before contacting Ken, I checked his reviews and found that he had excellent reviews, so I definitely felt confident that I had found the right inspector for the job. Now I know why all of his reviews were excellent and here’s another. Ken responded to my voicemail message immediately and I explained that I was from out of town, and had a short window of time to get this accomplished. Ken scheduled the inspection on short notice and was able to provide me with a comprehensive detailed report by the following morning. Ken was prompt, personable, and professional. I definitely would refer Ken to anyone I know that needs a property inspection in his service area.

Ken was early to the site (beat us by 10 minutes), thoroughly professional and took time to answer any questions we had during the home inspection process. Even though it was the 4th of July holiday weekend, he still agreed to meet us on Sat morning for the inspection. The following morning (Sun) we received a comprehensive inspection report online. It could also be printed to a pdf for future reference. In all, I cannot recommend Ken highly enough. There's a reason he has an "A" rating on Angie's List and it's because he performs outstanding work at a competitive price. Highly recommended if you need a no-stone-left-unturned home inspection as part of your escrow. Oh, and in closing, he even outdid the termite inspector who stated in his report the roof eaves "were inaccessible due to height". (The home in question is an A-frame mountain cabin with a pitched roof that is 20+ feet high.) Ken, however, had the appropriate equipment and scaled the steeply-pitched top of the house as part of his inspection.

Used Ken twice, both for home inspections while in escrow. Being a first time home buyer we didn't know what to look for. Ken shows up early and is very thorough. Let me walk around with him and pointed out all the things he noticed. The first house was a train wreck and he saved me from a nightmare. When we went into escrow on the second house we were very happy and trusted that we purchased a great home thanks to Ken. You will not find a nicer more thorough inspector out there. 60 page report on each house the next morning. Thank you Ken!

Ken was outstanding. Very detailed. Did not rush and was very comprehensive in his inspection. He has a system and is methodical in his approach. He spent several hours inspecting the house and did not rush to answer my many questions about the inspection process, condition of the house, and the results after the inspection was complete.

His summary is very detailed and includes pictures and descriptions.

Additionally, Ken's attention to detail helped us to uncover a potentially costly structural issue with the slab supporting the house. I would highly recommend Ken for inspections and I will use him again if this house contract does not go through.

Ken was early to the appointment, which was the first thing that let me realize how serious he takes his job. He did a great job on the entire inspection, explaining everything he noted along the way. The home he inspected is fairly new (10 years) so there were not many things that required major attention, nevertheless he noted even the smallest maintenance suggestions. Very pleased with his work and would recommend to anyone.

He was prompt to our appointment and very friendly and professional. He takes his job to heart and is very dedicated to thoroughly complete the inspection. He spent about 2 hours doing his thing and when finished, he not only explained to us any findings or concerns, he provided us with a neat manual he wrote to provide us with valuable information homeowners might need in the future regarding their home. Last but not least, he promptly emailed us with a thorough report of everything we need to know about the home.

Milton Home Inspections exceeded my expectations and their inspection report was so comprehensive and thoroughly detailed that even I could basically understand the information provided.  Additionally, following receipt of the report, Ken went above and beyond the call of duty and very patiently explained each section of the report and offered even more detail about his findings and recommendations to cure the situation identified.  This is a top-rate, very professional company that provided me with enough comprehensive detail and sufficiently thorough information in writing (and with photographs of actual areas in question) that I was able to confidently make an informed decision.  Although I chose to forego the purchase of that particular property, I have submitted an offer for the purchase of another property contingent upon the inspection of the property by K D Milton's Home Inspections, of course.   I highly recommend this company!

I am very happy overall with the inspection. Ken was on time (earlier than we were in fact), took his time and was extremely thorough inspecting the property. The report provided, which was completed and sent to me in well under 24 hours following the inspection, was very detailed, well organized and clearly laid out the maintenance issues with the property. In addition I consider his prices to be very reasonable. I would not hesitate to recommend him to a friend or colleague.

Ken showed up on time and was very nice and professional. He did a very complete job, especially as the house was being lived in. We were very impressed with his thoroughness, and would not hesitate to recommend him to anyone.

Working with Ken was a real pleasure. He had a great personality and was very professional. He didn't mind answering questions or explaining things to us in detail.  As first time home buyers, we left the inspection feeling more at ease about the home. Even though he doesn't inspect backyards, he was gracious enough to answer a few questions we had about the area.
As a note, the first time Ken showed up for our appointment, the seller did not have the utilities on. Ken graciously offered to return without charge when the utilities would be on. He told us many times, "I work for you and I will do what you want me to do".

This feels like all I can do is echo what others have said that lead me to contact Mr. Ken Milton.  After a short introductory and courteous visit, he went straight to work.  He is truly everything everyone else has described.  He is a punctual, professional, and thorough home inspector.  His report, which was lengthy and scary-complete, not only identified existing defects, but also provided preventative suggestions and identified long term potential problems.  If you've heard the saying, "the devil is in the details", well Ken takes the details to a new level!  If you want your money's worth for an inspection of your home, K.D. Ken was professional in all aspects from our initial contact to providing our home inspection report.  He responded promptly to my initial contact via e-mail and was able to work with our schedule.  He showed up on time and happily answered all of our questions as well as pointed out issues that we should be aware of.  His report is informative and easy to understand using common sense language and symbols.  It was a genuine pleasure working with Ken.

Excellent service!  Very professional, reasonable, experienced.  I have never had such a well-documented report from an inspector before.  After the seller said he fixed the repairs, I requested Ken to go back out and do a reinspection.  He found that the seller did not do all of the repairs so I was able to go back to the seller and make sure that he completed the repairs before I closed escrow.  I can't stress the importance of his work, the professionalism and thoroughness.

   ken was and excellent inspector.  He arrive before the schedule time.  Ken was very professional, honest, trustworthy, hardworking, and very accurate at  everything he inspected.  Ken was also very personable.  He took his time checking out everything that needed to be inspected. I cannot say enough great things about Ken.  Because of Ken being such a great inspector, I consider him a friend.  When we finally move into our new property, he and his wife will be invited over for dinners and whatever other parties we have.  Ken would not finish working on anything until he knew weather or not if  it was in proper working order.   He would never pass an inspection on anything that was not in proper working order.  I highly recommend Ken to everyone  that needs a home inspection.   He has exceptional moral values and standards when it comes to the quality of his inspections.  And again he is very friendly and easy to talk to.   Ken was always very approachable and open to any  questions we had during the inspection as well.  He was very easy going, yet still a very hard working inspector.

I first contacted him on Thursday and was able to have him perform the inspection on Sunday.The services he provided are excellent, the report details with recommendations and damage/ares that need to be fixed.  I received the report the following morning, very timely. I recommend him without hesitation. I felt his price was very reasonable.
